Real Estate Associate

What to Expect:

We are hiring an Associate to join our newly formed Real Estate Team. As an Associate, you will help the real estate group determine the highest and best use of its land assets. The successful candidate will work closely with the VP – Head of Real Estate to evaluate Vulcan’s land holdings on a national scale and help determine the best strategy which could involve licensing, leasing, entitlement, development, Joint Venture or other creative options to maximize value.


What You’ll Do:

  • Interface directly and maintain positive relationships with Vulcan regional teams and external partners including land use attorneys, civil engineers, commercial tenants, leasing brokers, and all other third-party consulting relationships.
  • Evaluate revenue opportunities, including development, leasing or licensing land.
  • Coordinate financial work product, including development underwriting, due diligence, leasing, reporting, operating and capital budgets.
  • Critically analyze broker and development LOI’s and pro formas. Review and communicate all analysis through the real estate group, accounting, and finance teams.
  • Work with external venture partners and internal staff to oversee property-level reporting and management decisions. Provide regular reporting to the Senior Leadership team.
  • Ability to negotiate and/or review venture partner recommendations on various legal documents, including transactional, leasing, risk management, and/or loan agreements.
  • Create memos for presentations to the Senior Leadership Team, Board of Directors and others.
  • Coordinate, manage, and be prepared to lead internal meetings.
  • Review internal and external budget reports for accuracy and compare them with budgets.
  • Review monthly capital calls, loan draw packages and lender / investor reports.
  • Identify potential risks, develop mitigation strategies, and recommend key decisions for all development projects.


Skills You'll Need:

  • Bachelor’s/Undergraduate degree required plus 3-5 years of real estate experience. MS or MBA is a plus. Strong preference given to candidates with a background in real estate, finance and/or accounting.
  • Demonstrates interest in and knowledge of development fundamentals including the process, the pro-forma, design, financing, permitting, construction, and project management
  • Experience in the real estate industry working with companies that lease, develop and/or own Class A commercial real estate.
  • Experience with industrial, commercial, and/or mixed-use ground-up development projects.
  • Comfort with financial models and reading technical documents, including environmental reports, engineering plans, contracts, surveys, appraisals, geotechnical reports, loan documents, etc.
  • High attention to detail with excellent judgment.
  • Ability to thrive in an entrepreneurial, hands-on, creative environment. Passion for leading others and setting high standards for oneself and the organization.
  • Outstanding communication skills. Ability to interact with people at a variety of responsibility levels inside and outside of the organization.
  • Ability to successfully lead, manage, and motivate multi-disciplinary teams internally and externally.
  • Interpersonal Skills. Requires sound thought and judgment in reviewing contractual agreements and maintaining confidentiality of files. Must have excellent interpersonal skills and the ability to work closely with executives and hourly employees alike. Must have the ability to demonstrate a high level of professionalism and executive presence.

  • Technology Skills. Proficient computer skills and experience using Microsoft Office Suite (Word, Excel, PowerPoint) and GSuite (Google Mail, Docs, etc.) & experience with Argus Enterprise.

  • Frequent Travel Required.
