Position Overview:
The BOQ Estimation Manager is responsible for preparing accurate quantity take-offs, cost estimates, rate analysis, and budgeting for commercial interior fit-out projects. The role involves working closely with design, procurement, project execution, and finance teams to ensure project costing is optimized, competitive, and aligned with company standards.
Key Responsibilities:
1. BOQ Preparation & Estimation
- Review design drawings, tender documents, and specifications to prepare detailed Bill of Quantities (BOQ).
- Perform quantity take-offs from drawings and prepare material and labor estimates.
- Develop rate analysis for various items based on market standards, vendor inputs, and past data.
- Prepare cost estimates for civil, interior, electrical, HVAC, plumbing, and allied works.
2. Tendering & Pricing
- Prepare tender documents and pricing sheets for submission.
- Conduct site visits when necessary to understand scope and conditions affecting estimation.
- Coordinate with vendors and subcontractors for rate finalization and material costing.
- Compare and analyze bids to ensure competitive and profitable pricing.
3. Budgeting & Cost Control
- Prepare project cost budgets based on approved BOQ and monitor cost deviations.
- Support project teams with cost control during execution and provide variance analysis.
- Assist in value engineering exercises to optimize project cost without compromising quality.
4. Coordination & Documentation
- Collaborate with design, procurement, and execution teams to ensure BOQ accuracy and scope clarity.
- Maintain updated cost databases, rate libraries, and historical project data for future estimations.
- Review and verify change orders, variation claims, and updated BOQs during project progress.
- Support billing and verification teams by providing quantity and rate clarifications.
Skills & Competencies:
- Strong understanding of interior fit-out materials, methods, and construction practices.
- Proficiency in AutoCAD, MS Excel (Advanced), and estimation software .
- Excellent analytical and numerical skills.
- Strong attention to detail and accuracy.
- Ability to work under tight deadlines and manage multiple estimations simultaneously.
- Good communication and coordination skills across technical and commercial teams.
Qualifications & Experience:
- Education: Diploma / B.E. / B.Tech in Civil Engineering, Interior Design, or related field.
- Experience: 7–12 years in estimation and BOQ management within commercial interior fit-out industry.
- Prior experience with corporate interiors, retail spaces, or turnkey projects preferred.
