RESPONSIBILITIES/DUTIES
System Monitoring & Maintenance Activities
- Regularly monitor and maintain Building Management Systems (BMS) to ensure the optimal operation of HVAC, escalators, elevators, and other building systems.
- Perform routine inspections and preventive maintenance on BMS equipment to ensure compliance with health and safety standards.
- Carry out repairs or replacements of worn-out or damaged parts during routine maintenance, minimizing downtime.
- Perform troubleshooting of BMS systems and resolve hardware or software-related issues promptly.
- Oversee and supervise subcontractors to ensure they adhere to the Preventive Maintenance (PM) plan.
Troubleshooting & Repairs
- Diagnose and address issues related to BMS functionality and system integration with electromechanical assets.
- Provide emergency repair services in response to system malfunctions, ensuring rapid and efficient resolution.
- Assist with rehabilitating existing railway assets to enhance their service life and improve safety standards.
- Conduct system tests to verify the functionality of fire scenarios and integrations.
Collaboration & Coordination
- Coordinate closely with operations, maintenance teams, and technicians to facilitate the smooth execution of maintenance projects.
- Collaborate with contractors and external service providers to ensure that specialized tasks are executed according to specifications.
- Support the implementation of new projects by providing valuable insights into existing infrastructure conditions.
Field Surveys & Assessments
- Assist with conducting field surveys to gather essential data for engineering studies or project planning.
- Provide support in the assessment of current infrastructure conditions to inform the planning of future projects or upgrades.
User Support & Communication
- Offer technical support and assistance to building occupants regarding BMS functionalities and system interfaces.
- Provide clear and concise communication to team members, stakeholders, and contractors, ensuring alignment on project goals and safety standards.
Safety
- Ensure all maintenance and repair activities comply with relevant safety regulations and standards.
- Participate in safety audits and actively contribute to the development and implementation of safety protocols.
- Conduct regular inspections and tests of operational systems, including emergency features, to verify their functionality and safety.
- Maintain a safe work environment by adhering to health and safety guidelines in all tasks performed.
Maximo
- Utilize Maximo to track and manage all maintenance activities, including preventive and corrective actions.
- Keep accurate records of inspections, repairs, and maintenance tasks, ensuring they are documented within the Maximo system.
- Support the creation of detailed reports regarding the condition of the railway assets, with recommendations for future maintenance or upgrades.
- Maintain daily logs of all maintenance functions performed on supervisory systems and components.
ESSENTIAL QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
Qualifications:
- High school diploma or equivalent (technical qualification in building maintenance or related field is a plus).
Knowledge:
- General technical knowledge related to building systems and equipment.
- Basic understanding of security devices and other related systems.
- Familiarity with BMS and Maximo, including troubleshooting and software updates (PLC/SCADA).
Experience:
- Minimum 3-5 years of experience in maintenance or site supervision.
- Experience in the railway industry is an asset.
- Proven experience as a maintenance technician.
- Experience with EAM systems such as Maximo.
