We are looking for a true hunter, someone who wakes up energized by a blank pipeline and ends the day with new logos. The Business Development Manager is our frontline growth engine. You will identify, pursue, and close new property management clients in your region from the ground up. This is a new-business-first role, and we mean it.

What You’ll Do - New Business Development
- Own a regional territory and build your pipeline from zero - cold outreach, referrals, industry events, and boots-on-the-ground prospecting
- Identify and target property management companies, apartment communities, and commercial properties that are the right fit for Copia's services
- Lead the full sales cycle: prospect, qualify, present, propose, and close
- Package and deliver polished, compelling service proposals within 72 hours of a site assessment - and follow up with urgency
- Represent Copia at trade shows, industry events, and client site visits that open doors and build market presence
- Partner with the Director to align on targets, forecast your pipeline, and push past revenue goals
What You’ll Do - Account Ownership
- Once you close a deal, you own it - through launch and into the early relationship. You'll coordinate with Field Operations to ensure seamless onboarding and a strong client start
- Maintain a working knowledge of your accounts: service schedules, key contacts, contract terms, and performance expectations
- Identify expansion and upsell opportunities within your existing book and act on them
- Serve as the escalation point for your clients when issues arise - you solve problems fast and protect the relationship
- As the team scales, account responsibilities will transition. For now, you carry both. We'll build around you.
- Develop and deliver periodic account reporting to clients, summarizing service performance and identifying opportunities for growth
What You’ll Do - Sales Execution Standards
- Keep your pipeline, CRM, and task lists ruthlessly up to date, always
- Respond to client and prospect communications within 30 minutes during business hours
- Local travel required for site visits and client meetings; occasional overnight travel based on regional needs
- Participate in team forecasting, pipeline reviews, and strategy sessions with leadership
- Demonstrate financial acumen in evaluating deal value, understanding service pricing, and assessing margin implications before bringing proposals forward
What We’re Looking For:
- A natural hunter. You generate your own leads, you don't wait for them
- 3+ years of B2B outside sales experience with a track record of closing new business (not just managing existing accounts)
- Relentless follow-through. Nothing falls through the cracks, nothing gets ignored
- Sharp communicator. You can read a room, write a compelling email, and deliver a persuasive presentation
- Self-directed and accountable. You own your numbers and you know exactly where you stand at any given moment
- Comfortable with ambiguity and change. We're growing fast, and the playbook is still being written
- Experience in property management, waste/environmental services, or facility services is a strong plus
- Experience with Salesforce or a comparable CRM is preferred
- Bilingual in Spanish is a plus, not a requirement
- Associate's degree required; Bachelor's preferred
- Valid driver's license with 3+ years of clean driving history and reliable transportation required
Compensation & Benefits:
This role offers a competitive base salary plus a commission structure tied to new revenue generated. Full commission details are provided during the interview process.
- Base salary: $80,500
- On-target earnings (OTE): $130,000
