1. JOB PURPOSE
To lead and manage the business development and commercial function supporting the
AlRuba Suburb Project
by driving sales, marketing positioning, commercial procurement, and sub-developer engagement. Ensure alignment between commercial strategies and the master plan to maximize value, absorption, and successful project outcomes.
2. DUTIES & RESPONSIBILITIES
A. General Accountability (Policies, Processes & Procedures)

Implementation:
Develop and oversee the implementation of commercial, sales, marketing, and procurement, ensuring compliance with internal governance and statutory requirements.

Change Management:
Direct change management through continuous improvement of commercial systems, processes, and practices, considering market trends, investors' behavior, and business environment changes.

SLAs:
Develop and implement relevant Service Level Agreements (SLAs) with internal functions and external commercial partners, operators, and sub-developers.
B. Stakeholders Management

Culture:
Instill a culture of commercial discipline, performance, and accountability within the business development function.

Mentorship:
Guide, mentor, and develop team members to manage larger and more complex commercial opportunities and negotiations.

Communication:
Provide clear top-down communication to employees and structured bottom-up feedback to top management.

Environment:
Establish a high-performance working environment focused on value creation and timely deal execution.
C. Function Accountability

Opportunity Development:
Identify and develop sales and commercial opportunities within the destination (plots, assets, retail, community facilities, and services).

Positioning:
Support marketing positioning and value propositions for assets, plots, and sub-developer offerings in coordination with relevant teams.

Procurement:
Lead commercial sourcing and procurement of operators, partners, service providers, and sub-developers.

Tendering:
Coordinate preparation and issuance of commercial RFPs, RFQs, tenders, and negotiation packages related to sales and partnerships.

Engagement:
Lead and manage sub-developer engagement, from opportunity structuring through negotiation and award.

Alignment:
Coordinate with internal teams to ensure commercial deals are executable, aligned with design, infrastructure, and delivery plans.

Governance:
Maintain accurate records of commercial pipelines, agreements, and approvals for reporting and governance.

Analysis:
Support evaluation of partners and Sub-Developers' performance and maintain commercial databases.

4. JOB REQUIREMENTS
Education Requirements

Bachelor’s Degree
in Business Administration, Real Estate, Engineering, Finance, or a related field is required.
Professional Experience

Proven experience in
