Job Description

FM is currently seeking qualified candidates for the following full-time opening: Campus Maintenance Worker IV at our 1,600-acre Research Campus located in West Glocester, RI.

With minimal supervision from the Campus Maintenance General Foreman or Campus Group Manager, performs general maintenance and mechanical duties at the FM Research Campus. May oversee a team to perform repairs. Performs various duties such as building repairs, minor plumbing, HVAC related needs including working with energy management control systems, minor electrical repairs, some carpentry, furniture moves, snow removal, vehicle repairs, grounds-keeping, and all types of cleaning, snow removal and responding to tenant requests. May be required to work as needed on emergency call-in basis.

Responsibilities:

  • Identifies maintenance issues that require outside intervention, and with the guidance of the maintenance general foreman, initiates contact and arranges service with outside vendors.
  • Performs general building maintenance which includes replacement of lights, ceiling tiles, general clean up in and around the building.
  • Moves furniture and heavy office equipment as required and may be required to install furniture. Responds to all other tenant requests
  • Performs small carpentry projects such as installing shelving units, mounting white boards, pictures, TVs, Cameras and minor furniture repairs, etc. Also plumbing repairs such as faucet, flushometers replacement and small leaks. Works on any floor or roof drain problems
  • Performs preventive maintenance on various equipment in the buildings such as HVAC equipment, door closers, locks, all types of door hardware; also, to install such equipment.
  • Performs daily inspection of assigned buildings; list any problems in need of repair, then repairs or refers to supervisor.
  • During winter months has snow removal responsibilities including operating snow plows, front end loaders, or skid steers requiring a hoisting license.
  • Performs preventative maintenance, troubleshooting, purchase of repair parts, and repair work on various campus vehicles and equipment consisting of forklifts, pick-ups, snow removal equipment, grounds maintenance equipment, etc.
  • Provides input to supervisor regarding equipment, supplies, and other required resources.
  • Ensures all necessary stock and supplies are maintained at levels to ensure no lack of service continuity.
  • Enters data into campus maintenance management system.

Qualifications


Education:
High School or GED

Experience: 7 years’ general maintenance experience or equivalent relevant experience

Qualifications:

  • Ability to work independently with minimal supervision
  • Sound decision making skills
  • Excellent mechanical skills or extensive knowledge of cleaning processes and methods.
  • Knowledge of carpentry and metal working.
  • Use of power tools.
  • Interpersonal skills necessary to deal with campus tenants.
  • Good troubleshooting and problem-solving skills.
  • Safety-at-work awareness, attentiveness. (Tools, equipment usage)
  • Computer literate.
  • State licenses/certifications/experience in HVAC electrical, plumbing and refrigeration helpful but not required

Ability to work with l supervision, sound decision making skills, excellent mechanical skills. State licenses/certifications/experience in a trade helpful, but not required. Must possess a valid driver’s license. Good interpersonal skills. Computer literate: Microsoft Word and Excel

Campus Maintenance Worker III

High School Diploma or equivalent, 5 years general maintenance-related experience, or equivalent relevant experience. Ability to work independently with minimal supervision, sound decision making skills, excellent mechanical skills. State licenses/certifications/experience in a trade helpful, but not required. Must possess a valid driver’s license. Good interpersonal skills. Computer literate: Microsoft Word and Excel

The final salary offer will vary based on geographic location, individual education, skills, and experience.
