Job Summary

We are seeking a seasoned Chief Accountant with specific experience in the UAE Real Estate sector to lead our finance department in Sharjah. The successful candidate will manage all accounting operations related to property management, including rental income tracking, service charge collection, and RERA-compliant financial reporting.

Key Responsibilities

• Property Accounting: Manage the full accounting cycle for a portfolio of properties, ensuring accurate recording of rental income and security deposits.
• Receivables Management: Oversee the collection of rents and service charges; manage the aging report and follow up on bounced checks or overdue payments.
• Payables & Vendor Management: Process payments for property maintenance, utilities (SEWA), and third-party contractors.
• RERA & Escrow Compliance: Ensure all financial transactions adhere to UAE Real Estate Regulatory Agency (RERA) guidelines and manage Escrow account reconciliations where applicable.
• VAT for Real Estate: Prepare and file VAT returns, specifically handling the nuances of exempt vs. taxable supplies in the real estate sector.
• Financial Reporting: Prepare monthly P&L statements per property/building and provide variance analysis against budgets.
• Audit Coordination: Liaise with external auditors for the annual audit of building accounts and corporate financials.

Requirements

• Experience: Minimum 5–8 years of accounting experience, with at least 3 years specifically in UAE Real Estate/Property Management.
• Education: Bachelor’s degree in Accounting or Finance (CMA or ACCA part-qualified is a plus).
• Technical Skills: Proficiency in Real Estate ERPs (such as Yardi, PropertyMe, or Focus) and advanced MS Excel.
• Knowledge: Strong understanding of Sharjah/UAE rental laws and FTA VAT regulations for the property sector.
• Languages: Fluency in English and Urdu/Hindi is required.
• Soft Skills: Firm personality for collections and high attention to detail for contract reviewing.
