Civil Supervisor Responsibilities (Interior Fit-Out)
1. Planning and Pre-Execution
- Drawing Interpretation: Thoroughly review and interpret architectural drawings, structural plans, reflected ceiling plans (RCPs), and elevation drawings to understand the scope and detail of the fit-out work.
- Site Preparation: Oversee initial site preparation, including temporary access, protection of existing assets (if renovation), and ensuring the site is safe and ready for civil works.
- Material Inspection: Inspect and approve all incoming civil materials (e.g., gypsum boards, tiling, partitions, blockwork, cement) to ensure they comply with specified quality standards and approved samples.
2. Execution and Site Management
- Supervision of Trades: Directly supervise and manage all civil and finishing teams, including masons, plasterers, tilers, drywall installers, painters, and carpenters.
- Layout and Setting Out: Ensure accurate setting out of all architectural elements, including partition walls, drywalls, ceilings, and floor finishes, according to the approved design and layout.

- Quality Control (QC):
- Implement strict QC procedures for finishing works, ensuring wall plumbing, ceiling levels, tile alignment, grouting, and paint application meet high aesthetic and technical standards.
- Inspect all installations before and after closing up (e.g., inspecting wall framing before drywall installation).
- Resource Management: Manage the optimal allocation of labor, tools, and materials on a daily basis to maintain the project schedule and budget.
3. Coordination and Communication
- Interface Management: Act as the primary coordination point between civil trades and MEP (Mechanical, Electrical, and Plumbing) trades. Ensure that all recesses, block-outs, chases, and openings for ducts, conduits, pipes, and lighting fixtures are correctly placed before walls and ceilings are sealed.
- Clash Resolution: Identify potential clashes between architectural finishes and services (MEP or structural) based on drawings and site conditions, and propose practical solutions to the Project Manager/Design team.
- Daily Reporting: Prepare and submit daily progress reports, including work accomplished, labor deployment, material shortages, and any site issues or delays.
4. Safety and Documentation
- Safety Enforcement: Ensure all civil work is performed in strict compliance with site-specific safety regulations, including safe use of scaffolding, working at heights, and proper handling of tools and chemicals.
- Progress Tracking: Mark up drawings to reflect any minor changes or deviations made during the construction process to contribute to the final "As-Built" drawings.
- Handover Inspection: Coordinate and manage inspections with the Project Manager, Consultants, and the client for all civil/finishing milestones prior to project handover.
In essence, a Civil Supervisor in fit-out ensures the structural shell is correctly modified and that all visible architectural finishes are executed with speed, precision, and zero-tolerance for defects.
