Commercial Manager

The Commercial Manager will be responsible for end-to-end commercial and contract management of large-scale real estate development projects. This role spans the full project lifecycle, including pre-contract planning, procurement, and contract negotiation, through to post-contract administration, cost control, and final account close-out. The successful candidate will ensure that projects are delivered within budget, contractual obligations are met, and risks are managed effectively.


Key Responsibilities:

Pre-Contract:

  • Lead commercial input into project budgeting, cost planning, and financial feasibility analysis.
  • Develop and manage procurement strategies aligned to project goals and delivery models.
  • Prepare and issue tender documentation; evaluate tenders and support contractor selection.
  • Participate in drafting and negotiating contract terms (e.g., JCT, NEC, FIDIC) with legal teams.
  • Support risk identification and mitigation strategies prior to contract execution.

Post-Contract:

  • Oversee contract administration, ensuring adherence to terms and prompt resolution of issues.
  • Monitor and manage cost performance, including tracking commitments, variations, and forecasts.
  • Assess and negotiate variations, claims, and changes in scope.
  • Certify payments in line with contract terms and progress milestones.
  • Lead commercial reporting, including cost-to-complete, budget reconciliation, and cash flow forecasts.
  • Manage final account agreements and ensure project close-out compliance.

Stakeholder & System Management:

  • Coordinate closely with development, project management, finance, and legal teams.
  • Liaise with external consultants, contractors, and suppliers to ensure commercial alignment.
  • Use SAP for cost tracking, commitment control, invoice management, and commercial reporting.
  • Maintain data accuracy and integrity in SAP and ensure alignment with finance systems.

Qualifications & Experience:

  • Degree in Quantity Surveying, Construction Management, Real Estate, or related field.
  • Chartered status (MRICS or equivalent) preferred.
  • 7–10+ years’ experience in commercial management of large real estate or infrastructure projects.
  • Demonstrable experience managing both pre- and post-contract phases.
  • In-depth knowledge of standard construction contracts (JCT, NEC, FIDIC).
  • Proficiency with SAP (especially modules related to procurement, finance, and project controls).
  • Experience with large projects (typically £50M+/€60M+ or equivalent).

  • Strong attention to detail and organizational skills.
  • Proficiency in Excel and cost management tools (e.g., CostX, CATO) a plus.
