Commercial Project Manager

Job Description:

· Develop relationships with general contractors, engineers, architects, and owners to create design-build projects (new and retrofit)

· Follow Construct Connect (and similar websites) for plan and spec projects

· Prepare conceptual designs, preliminary cost budgets, and economic reports

· Design HVAC systems for design-build projects (zoning and equipment selection, ductwork, piping, ground heat exchanger, and controls)

· Coordinate with suppliers and subcontractors to obtain best possible pricing

· Perform take-offs and prepare project cost estimates

· Prepare and submit scope and bid proposals to general contractors or owners

· Develop, price, and design value-engineering alternatives

· Review all contract documents and ensure they are properly timely processed

· Prepare purchase orders for equipment, materials, and subcontractors

· Prepare monthly progress billings and approve vendor invoices

· Keep current on project progress, schedule the delivery of equipment and materials, and attend critical meetings

· Provide commissioning, troubleshooting and service support as needed

· Review actual versus estimated costs on completed projects

· Proficient with Microsoft Excel and Microsoft Outlook

Benefits: Project manager is eligible for company medical, dental, and vision insurance coverage at the first day of the month following 60 days of employment. After the first 60 days of employment at the first of the month employee will automatically receive $50,000 in life insurance, short term and long term disability. Employee contributions to payment for benefits plan is determined annually by Comfortworks Inc.

401K Program: Comfortworks offers a 401K program to employees after 6 months of employment. Comfortworks will match the employees contribution up to 4%. Vesting period for the employer match is 20% per year.

Vacation: Employee is eligible for up to 3 weeks of vacation per year.

Auto Allowance: Project manager will be provided a company vehicle and gas card. The vehicle is for company use and travel to and from the project managers residence to Comfortworks Office.

Pay: $80,000.00 - $105,000.00 per year

• HVAC design: 3 years (Required)
• Commercial construction: 3 years (Required)
• Microsoft Excel: 3 years (Required)
• Project management: 3 years (Required)
