Serve as the dedicated and exclusive market researcher for the Columbus Industrial Team, focused solely on Columbus-area industrial real estate with an eye on national client requirements.

Aggregate, analyze, and interpret market data from internal and external sources.

Conduct in-depth submarket, competitive, and peer-market analyses, including surrounding and comparable Midwest markets.

Prepare market and availability surveys, competitive set analyses, and live market statistics.
-
Identify macro and micro trends impacting industrial real estate, logistics, manufacturing, and supply chains.
-
Identify, research, and track early-stage and high-growth firms and tenants for proactive outreach and pursuit.
-
Identify, research, and track current and potential industrial investors active in or targeting the Columbus market.
-
Support and help lead “Why Columbus” and “Consider Columbus” market storytelling, positioning Columbus as a premier industrial market.

Communicate and collaborate regularly with Senior Research Analyst and external research personnel to share insights, align market intelligence, and support high-quality research output.
Data Integrity, CRM & Reporting (Full Ownership for the Columbus Industrial Team)

Own, run, and maintain the team CRM, ensuring complete, timely, and accurate property, tenant, ownership, and transaction data.

Perform quality control checks, resolve data inconsistencies, and support data governance best practices.

Pull, enter, validate, and maintain lease and sale comparables using internal systems and third-party platforms.

Track, maintain, and report live team statistics including transactions, deal volume, square footage, and pipeline activity.

Own deal compliance processes, ensuring all transactions meet internal, platform, and reporting requirements.

Provide Industrial Occupier Services support, including data entry, validation, and coordination as required.

Collaborate with Senior Research Analyst.
Financial & Deal Analysis & Deal Execution Support (Team-Owned Execution)

Play a central role in deal execution by performing financial analysis to support leasing, sales, and valuation assignments.

Create and maintain cash flow models, lease and sale comparisons, void analyses, and sensitivity scenarios.
-
Support Broker Opinions of Value (BOVs) through analytical assumptions, market support, and valuation conclusions.
-
Assist brokers with underwriting support for client presentations, investment narratives, and strategic planning.
Brokerage, Marketing & Business Development Support (Primary Research Support for BOVs, LOIs & Proposals)

Support proposals, LOIs, BOVs, offering materials, and listing agreement renewal letters.
-
Support broker pitches and listing presentations with market analysis, statistics, and competitive intelligence.
-
Assist with responses to Requests for Proposals (RFPs) by gathering existing research and developing customized content.
-
Submit completed transactions for internal and external recognition programs (Ring the Bell, SIOR, etc.).

Internally communicate and promote research tools, data resources, and analytical insights to the team.
Data Visualization, Reporting & Thought Leadership (Team-Owned Research Output)

Create dashboards, charts, maps, and visualizations to clearly communicate research findings.

Support the development of market reports, white papers, opinion pieces, and special research projects in cooperation with Senior Research Analyst.

Work in coordination with Corporate Research on the execution and production of market reports and research deliverables, supporting timely delivery and consistency across local, regional, and national publications.

Assist with GIS-based mapping, heat maps, and custom visuals using internal and third-party platforms.

Continuously evaluate and recommend new research tools, technologies, and processes to improve efficiency and insight.
Additional Duties as may be required by the Team
Requirements:
- Bachelor’s degree in Real Estate, Finance, Business, Economics, Research, or a related field.

2–4+ years of experience in commercial real estate research, analytics, brokerage support, or a related role (industrial preferred).

Strong financial modeling and analytical skills; ability to calculate and interpret key real estate metrics (vacancy, absorption, cap rates, rents).

Advanced proficiency in Microsoft Excel; strong skills in PowerPoint and Word.

Experience with CRM systems (APTO preferred), real estate databases, and reporting dashboards.

Experience with GIS or mapping tools preferred.

Exceptional attention to detail with a commitment to data accuracy and integrity.

Strong written and verbal communication skills with the ability to produce polished, client-ready materials.

Strong sense of ownership and accountability for all research, data, and analytical output supporting the Columbus Industrial Team.
