Somerset Pacific is seeking a highly charismatic and motivated individual to serve as a Property Manager for our Willow Creek property in Hamilton, Montana. This is a part-time role to start with the expectation that it was move into full-time. This role demands exceptional people’s skills and an “all-in” work ethic. Leasing & Resident Relations
• Conduct property tours, respond to inquiries, and assist applicants with the leasing process. • Prepare and process rental applications, verify eligibility, and ensure all documentation meets LIHTC and Fair Housing standards. • Maintain an organized leasing and waitlist system in accordance with company policies and LIHTC regulations. • Communicate professionally and courteously with residents, prospects, and community partners. • Assist in planning and participating in community events to promote resident engagement.
• Complete initial certifications, annual recertifications, interim recertifications, and file audits with a high degree of accuracy. • Review income, asset, and student status documentation for compliance with LIHTC requirements. • Maintain accurate, up-to-date resident files, and assist with compliance reviews or audits as needed. • Stay informed on current compliance regulations and assist with updates to internal procedures as necessary.
• Manage leasing data entry, rent roll updates, and reporting in property management software (RealPage experience preferred). • Support the Community Manager with rent collection, notices, and general administrative duties. • Conduct move-in and move-out inspections and ensure units are prepared according to company standards. • Assist in marketing efforts including online listings, flyers, and local outreach to maintain occupancy goals.
Requirements:Minimum of 2 years of affordable housing or property management experience required; LIHTC experience strongly preferred.
Working knowledge of Fair Housing laws, HUD Handbook 4350.3, and LIHTC program requirements.
Proficiency in Microsoft Office and property management software (Yardi, RealPage, etc.).
Strong attention to detail, organization, and communication skills.
Ability to work independently while contributing to a team-oriented environment.
High school diploma or equivalent required; further education or LIHTC certification (e.g., HCCP, C3P, SHCM) preferred.
