Community Manager - Residential

Position Summary

The Community Manager is responsible for the overall performance and daily operations of a residential apartment community. This role oversees leasing, maintenance, financial performance, and resident satisfaction while leading on-site team members. The Community Manager ensures the community meets company standards and upholds the values and service expectations of Decron Properties.

Essential Duties and Responsibilities

Provide leadership and direction to all on-site team members

Oversee day-to-day operations at the assigned residential community

Develop, manage, and analyze budgets, occupancy, collections, and expenses for each community

Monitor and analyze financial performance, occupancy, rent collection, and expenses

Conduct regular property inspections

Lead hiring decisions and staff scheduling, performance management, and staff development

Monitor and address resident satisfaction, concerns, and retention

Ensure communities comply with Fair Housing, OSHA, local regulations, and company policies

Partner with maintenance team to maintain physical asset condition and service response times

Report on performance metrics and strategic updates to Residential Portfolio Manager

Maintain consistent communication with Residential Portfolio Manager regarding community needs

Non-Essential Duties

Support marketing efforts across communities during lease-up or high-turnover periods

Assist with staff recruitment and onboarding as needed

Participate in company-wide initiatives, training, and events as needed

Other duties as assigned

Required Qualifications

High school diploma or equivalent required; bachelor’s degree in business, Real Estate, or related field preferred

5+ years of experience in multi-family residential property management, including at least 2 years managing multiple locations

Strong financial and operational acumen

Excellent communication, leadership, and interpersonal skills

Proficient in property management software (e.g., Yardi, RealPage)

In-depth knowledge of Fair Housing laws, landlord-tenant regulations, and budgeting

Ability to work weekends or extended hours as needed

Preferred Qualifications

CAM or ARM certification

Experience managing communities with 150+ units

Work Environment and Physical Requirements

This role is performed on-site at an apartment community and includes both office and property walkthroughs.

Frequently walks property including stairs and outdoor areas

Ability to lift up to 25 pounds

Use standard office equipment and mobile devices

Communicate clearly and effectively in person, via phone, and electronically

May be exposed to outdoor elements during inspections
