Complex Director of Engineering

The Complex Director of Engineering provides functional Engineering & Facilities leadership and expertise regarding facilities management, sustainability, discipline technology platforms, capex planning / execution, health and safety and energy conservation for all managed Marriott Hotel brands within their assigned Multi Property hotels. Reporting to the Complex General Manager of the properties with a dotted line to the Area Director of Engineering and Facilities this role supports and contributes to the success of the hotels developing strong owner / asset manager relationships. Provides Multi Property leadership to maximize assets, drive guest satisfaction, support business performance and enhance the brands. Additionally, he or she provides direction to the GM’s and hotel based Engineering leaders to ensure effective delivery of results, execution of initiatives and to maximize talent in their hotels. As a business partner to the GM’s, the position provides an Engineering & Facilities perspective to help make optimal business decisions as well as helps sets overall direction to ensure that practices are aligned across both properties, and brand strategies.

This leadership role has overall responsibility for managing and implementing the engineering strategy for their Multi Property Hotels. It defines and presents opportunities for operational improvement, evaluates risks, works within area of expertise to provide effective solutions and implements systems and processes that leverage and support enterprise strategies to maximize guest satisfaction and engineering performance.This individualworks in a multi-site environment and balances the expectations of both properties, the brand, and the Engineering discipline.

CORE WORK ACTIVITIES

· Provides functional and business expertise and strategic perspective to develop quality services and talent to meet or exceed the needs and expectation of guests and provide a return on investment to the Owners and Marriott.

· Provides leadership to the engineering function in their Multi Property hotels by setting priorities aligned with the continent and discipline related to key business priorities. Identifies operational improvements, anticipates challenges, and creates competitive breakthrough strategies for their Cluster/Multi Property hotels. Protects and strengthens Marriott's competitive advantage by advocating and supporting sound business and engineering decision-making. Advises GMs, Hotel based Engineering Leaders, and coworkers on existing and evolving business and facilities issues; helps enhance the team’s engineering-related and business skills.

· Serves as market change agent and provides oversight in the implementation of programs and key initiatives in the market.

· Leads initiatives to optimise the technology platforms (i.e. Transcendent, RPM and Energy data management ) processes or talent of the organization to more effectively support the business strategy.

· Takes calculated risks to move the property and discipline forward by setting important organizational objectives and goals.

· Evaluates effectiveness of change and helps determines future direction.

· Leads the execution of engineering responsibilities for the Multi Property hotels: engineering operational efficiency, facilities management (i.e. asset protection through Transcendent, regulatory compliance, etc.), sustainability, reducing energy consumption and guest satisfaction.

· Ensures quality and consistency of engineering practices and facilitates rollouts of new initiatives.

· Ensure consistent reviews of the properties overseen and conducts regular tours and reports in a consistent format as agreed with the Area Director of Engineering and Facilities.Review of sustainability performance; capex management and drive compliance with centralized maintenance contracts.

· Holds high performance expectations, willingly owns results, and holds others accountable. Assigns clear accountability and provides both the authority and resources to ensure that individuals deliver desired contributions and results. Monitors implementation to ensure success and accountability for results.

· Contributes to processes that enhance communication and sharing of best practices inside and outside their Multi Property hotels.

· Builds effective working relationships with internal ( Area, Corporate resources) and external groups (customers, owners, partners). Develops working relationships in other Areas within the Continental Lodging Services Organization to share innovations and maintain consistency in engineering and facilities throughout the Continent.

· Stays aware of market trends in engineering and facilities and introduces or recommends new initiatives for the Continent when appropriate.

· Provides solutions and high-level technical consultation whilst directing and supporting activities of Hotel based Engineering Leaders relating to Asset Protection, CapEx, Property Improvement Plans, Performance Reporting, Regulatory Compliance, Energy Opportunities, Guest Satisfaction and Utilisation of Discipline Technology Platforms.

· Fosters a positive and proactive work environment.

· Provide property support by having positive owner relations and ensuring consistency amongst owner portfolio.

· Provides leadership and consistency in energy conservation and environmental stewardship in alignment with the continent energy and environment strategy.

· Provides problem-solving expertise in operational and emergency situations. Takes a leadership role in responding to large-scale weather incidents, natural disaster, terrorist activities, etc. as required.

· Leads and facilitates the delivery of sustainable business results against growth and profitability objectives.

· Puts in place early warning systems and appropriate metrics to identify and manage business and financial risks. Ensures brand standards are adhered to in their Multi Property hotels for all Brands.

· Performs other duties as assigned to meet business needs.

Managing Profitability

· Analyzes service issues and identifies trends.

· Reviews and audits expenses.

Managing Revenue Goals

· Reviews reports and financial statements to determine engineering performance against budget.

· Coaches and supports operations team to effectively manage budgets, wages and controllable expenses.

· Compares budgeted wages to actual wages, coaching direct reports to address problem areas and holding team accountable for results.

Ensuring and Providing Exceptional Customer Service

· Demonstrates and communicates key drivers of guest satisfaction for the brand’s target customer.

· Delivers excellent customer service throughout the customer experience and encourages the same from other employees.

· Reviews guest feedback with leadership teams and ensures appropriate corrective action is taken.

· Works to continually improve customer service by integrating obtained feedback and personal judgment into action plans.

· Emphasizes guest satisfaction during all departmental meetings and focuses on continuous improvement.

· Facilitates the development of creative solutions to overcome obstacles and ensures implementation to continually improve guest satisfaction results.

Managing and Conducting Human Resources Activities

· Interviews and hires employees.

· Verifies that employees are treated fairly and equitably.

· Verifies that regular, ongoing communication is happening in department.

· Sets goals and expectations for direct reports using the performance review process and holds staff accountable for successful performance.

· Solicits employee feedback, utilizes an “open door policy” and reviews employee satisfaction results to identify and address employee problems or concerns.

· Verifies property policies are administered fairly and consistently, disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs)

· Conducts annual performance appraisal with direct reports according to Standard Operating Procedures.

· Champions change, ensures brand and regional business initiatives are implemented and communicates follow-up actions to team as necessary.

· Identifies talents of direct reports and their teams, and assists with their growth and development plans.
