Carolina Home Exteriors (CHE) is seeking a Construction Design Manager to support our continued growth and success in our beautiful, sunny beach location in Murrells Inlet, South Carolina. This is an excellent opportunity to join one of the Grand Strand’s most respected home improvement companies.

The Construction Design Manager plays a mission-critical role at Carolina Home Exteriors, serving as the technical gatekeeper between Sales, Design, and Production. Once a contract is sold, this position takes full ownership of validating every detail of the project, ensuring it is accurately designed, properly measured, structurally feasible, code-compliant, and financially aligned before it ever reaches installation.

This role is responsible for transforming the customer’s vision and the salesperson’s agreement into a fully engineered, buildable, and profitable project package. The Construction Design Manager ensures that what was sold is precisely what will be installed—without surprises, change orders, delays, or additional unplanned costs.

As the central hub of project accuracy and constructability, the role conducts deep technical reviews of drawings, measurements, materials, and structural requirements to eliminate errors, reduce rework, and maintain CHE’s high standards of craftsmanship. The position supervises the Design Department and plays a key role in profitability by reviewing projected labor and material budgets, identifying cost overages early, and ensuring each project meets or exceeds its gross margin targets. This position reports to our President/Owner. This role demands a unique mix of field knowledge, design understanding, attention to detail, budget discipline, and cross-department communication. The ideal candidate ensures every project is fully ready for production, supports the installers with clear documentation, and strengthens the customer experience by maintaining accuracy, efficiency, and reliability throughout the pre-construction process. In addition to the base salary, selected candidate will be eligible for a bonus incentive of 10–15% of base salary, earning an annual total compensation of $93,500–$120,750.

Essential Duties and Responsibilities:

1. Design & Scope Verification

  • Review sold contracts for clarity, accuracy, and build feasibility.
  • Validate scope of work, drawings, elevations, and product selections.
  • Identify design issues, conflicts, or missing details before reaching production.
  • Ensure all upgrades, customizations, and scope changes are captured.

2. Measurement Accuracy & Field Validation

  • Perform or oversee precise on-site measurements using laser devices and traditional tools.
  • Validate site conditions, elevations, setbacks, attachment points, and structural conditions.
  • Document photos, measurements, and discrepancies for internal review.
  • Collaborate with Sales and Production to resolve measurement variances.

3. Bill of Materials (BOM) & Material Take-Offs

  • Create highly accurate BOMs for sunrooms, screen rooms, pergolas, windows/doors, enclosures, and custom builds.
  • Ensure accuracy of extrusions, SKUs, hardware, glass/screen systems, structural components, and specialty materials.
  • Prepare cost quotes for specialty subcontracted work, including:

Electrical Concrete Gutters Roofing Specialty trades

  • Collaborate with subcontractors to confirm scope, pricing, timelines, and requirements.
  • Optimize material usage to reduce waste and protect margin.
  • Maintain BOM templates as products evolve.

4. Project Cost & Budget Review

  • Evaluate projected material and labor costs before releasing to production.
  • Identify overages, underages, and risks to profitability.
  • Maintain job-cost tracking for all project types (sunrooms, screens, pergolas, pool enclosures,
  • etc.).
  • Provide weekly margin/comparison reports to leadership.

5. Project Readiness & Handoff to Production

  • Prepare complete job folders: drawings, BOMs, measurements, engineering stamps, subcontractor quotes, and special notes.
  • Lead internal pre-construction handoff meetings with Production and Installers.
  • Ensure permitting documents match final design packages.
  • Serve as an internal technical support resource throughout the project lifecycle.

6. Quality Control & Process Improvement

  • Conduct post-job reviews comparing estimated vs. actual usage of materials and labor.
  • Identify patterns of waste, inaccuracies, or process bottlenecks.
  • Recommend improvements to sales packets, design standards, and installation preparation and standard operating practices for best practices.
  • Maintain uniformity in documentation and measurement methodology.

Qualifications and Requirements:

  • Bachelor’s degree in construction management, architecture, engineering, or related field and 7–10 years of experience in pre-construction, design review, estimating, drafting, or project engineering.
  • Strong working knowledge of residential construction (framing, load-bearing structures, roofing, foundations, windows/doors, flashing, building envelope).
  • Advanced ability to read and interpret construction drawings, structural plans, elevations, and site measurements.
  • Hands-on familiarity with sunrooms, enclosures, pergolas, pool enclosures, aluminum structures, and national brands such as Champion Windows & Home Exteriors, Four Seasons Sunrooms & Windows, Patio Enclosures (Great Day Improvements), TEMO Sunrooms, Betterliving Sunrooms, Sunspace Sunrooms, etc.
  • Demonstrated accuracy in field measurements using laser tools, levels, and verification methods.
  • Proven ability to perform detailed material take-offs and develop accurate Bills of Materials (BOMs).
  • Solid understanding of building codes, permitting, and compliance (especially IRC/IBC distinctions and coastal requirements).
  • Experience coordinating multi-trade subcontractor scopes (electrical, concrete, roofing, gutters, flooring).
  • Strong analytical skills for labor/material budgeting, cost variance identification, and margin protection.
  • Excellent communication, documentation discipline, and proficiency with CAD tools, CRM/project management platforms, and construction-related software.
