Job Summary
The Construction Manager (CM) serves as Oppidan’s Owner’s Representative / Project Manager for both Oppidan‑owned and fee development projects. This role leads and manages all phases of design and construction for assigned projects, which may include Affordable housing units, Multifamily, Build‑to‑Rent (BTR) Residential, Retail, Industrial, and mission‑critical facilities.
This position reports to the Vice President of Construction and is based in our North Carolina office.

Duties
- Project & Development Leadership
- Lead overall project design, construction, and turnover to operations
Design Management
- Lead design teams through programming, SD, DD, and CD phases
- Administer design RFPs and qualify design partners
- Review designs for constructability, cost alignment, and value‑engineering opportunities
- Coordinate with asset management, operations, and data center end users as applicable
Construction & Contractor Management
- Lead GC bidding, interviews, negotiations, and contract awards
- Negotiate GMPs and manage scope, pricing, and schedule coordination
- Conduct weekly progress and OAC meetings
- Perform regular job site visits to assess progress, quality, and schedule
Budget, Cost & Risk Management
- Establish and manage design and construction budgets
- Review and approve invoices and pay applications
- Identify and mitigate cost, schedule, and construction risks
- Enforce contract requirements and challenge unwarranted costs
Permitting, Compliance & Reporting
- Manage permitting and entitlement processes
- Ensure compliance with contractual, regulatory, and internal requirements
- Provide regular project status reporting to internal stakeholders
- Partner with finance, legal, asset management, and operations through project closeout
- Guide projects through Oppidan’s phased development process
- Support pursuit opportunities through feasibility analysis, conceptual planning, and early pricing
- Partner with development teams on due diligence, feasibility, and entitlements
- Develop and maintain detailed project schedules (MS Project)
Qualifications & Experience
- Bachelor’s degree in construction or related field (or equivalent experience)
- 8+ years of progressively responsible experience in development, design, or construction management
- Experience delivering industrial, data center, or mission‑critical projects preferred
- Proven success managing full project lifecycles across multiple jurisdictions
- Strong background in budgeting, cost control, scheduling, and risk management
- Experience leading RFPs, contractor selection, contract negotiation, and GMP
Pay: $145,000.00 - $185,000.00 per year
