Construction Manager – Construction & Fit-Out (Luxury Residences)

The Construction Manager will be responsible for leading and managing the execution of luxury villa construction and fit-out projects from start to handover. The role requires strong site leadership, technical expertise, planning, and the ability to manage subcontractors, site teams, and project timelines to ensure high-quality delivery.

Key Responsibilities

1. Project Planning & Management

• Lead and manage day-to-day site operations for construction and high-end fit-out.
• Prepare project execution plans, construction schedules, and manpower allocation.
• Coordinate with consultants, clients, and internal teams to ensure smooth workflow.
• Ensure all work is executed as per drawings, specifications, and authority guidelines.

2. Site Supervision & Quality Control

• Oversee all civil, structural, MEP, and interior activities on site.
• Ensure high-quality finishes suitable for luxury standards.
• Conduct daily site inspections, monitor progress, and resolve technical issues promptly.
• Ensure adherence to approved materials, quality benchmarks, and workmanship standards.

3. Contractor & Vendor Coordination

• Manage subcontractors’ performance, productivity, and work quality.
• Review method statements, work programs, and material submissions.
• Ensure timely availability of materials, equipment, and resources.

4. Cost, Time & Risk Management

• Monitor project costs, variations, wastage, and productivity.
• Track progress against timeline and mitigate delays through proactive planning.
• Flag risks and propose corrective actions to maintain project targets.

5. Health, Safety & Compliance

• Enforce site safety rules, conduct toolbox meetings, and ensure compliance with HSE standards.
• Coordinate with HSE teams for audits, incident reporting, and safety improvements.
• Maintain full compliance with UAE construction regulations and authority approvals.

6. Reporting & Documentation

• Prepare weekly and monthly progress reports for management and clients.
• Maintain site documentation, inspection reports, logs, and approvals.
• Assist in project closeout, snagging, de-snagging, and final handover documentation.

Job Type: Full-time

Pay: Up to AED35,000.00 per month
