The Role
Our Main Contracting Client has a new requirement for a Construction Manager to join their team in Dubai working as Construction Manager on Industrial, Warehousing, Design and Build and built projects. Successful candidates will have a proven background as a Construction Manager in Dubai with experience of large scale industrial projects and have worked for recognised contracting companies previously. This role is available for immediate joining and is a direct hire, permanent opportunity, employed by our client. Key Responsibilities: • Taking and owning the budget of project with relation to the program, the costs, variations, EOTs etc. • Building up strategic relationships with the clients /consultants and ensuring it leads to repeat business and achieving a satisfaction index of at least 70% in the customer satisfaction survey to be held post the handing over. • Shows Leadership quality and showcases team leader skills. • Develop subordinates by educating them periodically. • Ensuring the project is delivered as program on cost and as per specifications agreed contractually with the client and the net profit margins are achieved as per the budget. • Taking full responsibility for motivating and retaining the team and ensuring high productivity • Implementation of approved program of works in liaison with the site or project engineers. • Coordination of all activities at site and resolving day-to-day technical issues at site. • Ensuring timely delivery and quality of material and installation of work is in accordance with the acceptable criteria. • Identify the long lead items /most valued items /special systems and assist in negotiations, monitor the order placement the timely delivery of the same. • Control the material / drawing submissions and necessary follow ups for approvals from consultant /client and from authorities. • Ensuring that the work is completed in accordance with the specified quality management and control system with minimum time and cost. • Issuing instructions to the site engineers / supervisors to complete the work in accordance with the project plan. • Monitoring subcontract works closely to ensure quality of the work and timely completion. • Providing budgetary information regarding requirement of manpower at site. • Conducting daily meetings with project team at site. • Assume responsibility for the planning, engineering construction and scheduling of civil construction of the site. Proper correspondence to be done with the concerned and make record of any delays /requirement /variations etc. • Provide feedback report on a regular basis through reports /graphs (budget Vs actual) to the management. • Plan and manage the projects by defining scope, identifying team members, developing project plans, generating alternatives, obtaining approvals, identifying and securing sources, developing specifications, establishing performance criteria, quality control and quality assurance, controlling change order process and evaluating project results. • Monitors and implement measures for all HSE requirements. • Notify and assist the management and appropriate emergency personnel of any emergency and potentially dangerous or unusual situations. • Compile and control proper documentation of the assigned project and handover the same to management on project completion. • Monitor the close out documents submission on completion of project and define the defects liability period in coordination with main contractor /consultant /client. • Each and every project will be a separate profit centre: hence manage, monitor and control the project in terms of manpower, material, accounts, purchase, admin, consumables and any other overhead costing to the project
Requirements
Construction Manager Experience: • Degree or Diploma in Civil Engineering (Mandatory) • PMP (Optional) SOE (Mandatory) DM – G+1/4/12 (Preferred) • Experience Total 12-16 Years Relevant 5-8 years as CM in Civil Construction (Preferred Warehouse) • Strong knowledge of industrial facility construction (warehouses, logistics hubs, manufacturing/production plants, food processing/cold storage), including construction methodology, sequencing, constructability, and productivity planning. • Solid experience in site execution management across Civil, Structural, Architectural, and MEP interfaces, including inspections, testing/commissioning readiness, and handover close-out. • Strong command of QA/QC and HSE implementation (ITPs, method statements, risk assessments, permits, inspections, NCR closure) and authority/client compliance. • Proven experience delivering Design + Build / Turnkey / Build-to-Suit projects • Behavioural Leadership, People Management, Accountability, Safety Culture, Communication, Coordination, Decision Making, Problem-Solving, Conflict Resolution, Planning, Execution, Ownership. • Software/Digital/ Tools (Preferred) Primavera P6 / MS Project, Excel (advanced), dashboards/weekly reporting, AutoCAD, Navisworks/BIM coordination, Aconex/Procore or equivalent & ERP exposure
