Job Summary

AZ Construction & Renovation is seeking a highly qualified Senior Construction Project Manager with deep field knowledge, strong leadership ability, and proven experience managing residential ground-up construction, commercial ground-up construction, commercial tenant improvements, and residential renovation projects.

This position requires more than basic coordination. The ideal candidate must be able to read plans, understand construction assemblies, evaluate field conditions, identify risks before they become problems, direct technicians and subcontractors, verify work quality, manage schedules, control documentation, and drive projects from preconstruction through final closeout.

This role is for a true construction professional who does not rely solely on subcontractors or field crews to guide the project. The Project Manager must provide comprehensive oversight, anticipate issues, enforce quality standards, and maintain organized control over every phase of the construction process.

Key ResponsibilitiesProject Leadership & Oversight

  • Manage residential and commercial construction projects from start to finish.
  • Lead ground-up construction, tenant improvements, build-outs, additions, remodels, and renovation projects.
  • Take full ownership of project execution, field coordination, schedule control, documentation, and quality assurance.
  • Drive the project proactively rather than depending on subcontractors or technicians to identify next steps.
  • Maintain strong leadership presence on-site and ensure all trades understand the scope, sequence, expectations, and deadlines.
  • Coordinate internal technicians, subcontractors, vendors, inspectors, engineers, architects, and clients.
  • Identify construction conflicts, missing scope, plan discrepancies, and field conditions before they cause delays or cost impacts.

Plan Reading & Construction Knowledge

  • Read and interpret architectural, structural, civil, mechanical, plumbing, and electrical plans.
  • Understand construction details, specifications, assemblies, schedules, and finish requirements.
  • Review plans against actual site conditions and identify discrepancies.
  • Field-verify dimensions, elevations, layouts, framing conditions, utility locations, and installation requirements.
  • Understand residential and commercial building systems, including framing, concrete, drywall, finishes, plumbing, electrical, roofing, exterior systems, and site work.
  • Evaluate work performed by subcontractors and technicians for accuracy, quality, code compliance, and alignment with the plans.

Field Management

  • Conduct regular site visits and detailed field inspections.
  • Verify that work is being completed correctly, safely, and in the proper sequence.
  • Ensure subcontractors and technicians follow plans, specifications, approved materials, and company standards.
  • Prevent rework by catching errors early.
  • Resolve field problems quickly and professionally.
  • Monitor jobsite cleanliness, safety, access, material staging, and trade coordination.
  • Confirm that completed work is ready before calling inspections or moving to the next phase.

Scheduling & Organization

  • Build, maintain, and update project schedules.
  • Coordinate trade sequencing to prevent downtime, overlap conflicts, and missed deadlines.
  • Track long-lead materials, client selections, permits, inspections, subcontractor availability, and manpower needs.
  • Maintain organized project files, photos, reports, approvals, change orders, schedules, and closeout documents.
  • Keep all project information updated in the company’s project management system.
  • Communicate upcoming needs clearly and early to prevent delays.

Subcontractor & Technician Management

  • Direct subcontractors and technicians with clear expectations.
  • Review subcontractor scopes of work before work begins.
  • Confirm manpower, schedule, material readiness, and work sequencing.
  • Hold subcontractors accountable for quality, timeliness, safety, and cleanup.
  • Ensure subcontractors do not deviate from plans or approved scope without authorization.
  • Verify completed work before approving progress or payment.
  • Document deficiencies and ensure corrections are completed promptly.

Quality Control

  • Perform detailed quality control inspections throughout the project.
  • Confirm that work meets company standards, code requirements, client expectations, and plan specifications.
  • Identify incomplete, incorrect, or poor-quality work and require correction.
  • Maintain photo documentation before, during, and after major phases of work.
  • Ensure final punch-list items are completed before project closeout.
  • Protect the company from avoidable mistakes through strong oversight and documentation.

Client & Internal Communication

  • Communicate professionally with clients, owners, property managers, architects, engineers, inspectors, vendors, and internal staff.
  • Provide clear project updates, schedule changes, issue reports, and completion timelines.
  • Explain field conditions, construction limitations, and required decisions in a professional manner.
  • Coordinate with estimating, purchasing, accounting, administration, and company leadership.
  • Maintain calm, organized communication even under pressure.

Change Order & Scope Control

  • Identify out-of-scope work, unforeseen conditions, and owner-requested changes.
  • Document changes with photos, notes, measurements, and supporting details.
  • Communicate change order needs before work proceeds whenever possible.
  • Help protect project profitability by controlling scope, labor, material usage, and schedule impacts.
  • Prevent unauthorized work by subcontractors, technicians, or clients.

Required Qualifications

  • Strong experience managing construction projects in residential and/or commercial environments.
  • Ground-up construction experience strongly preferred.
  • Commercial tenant improvement experience strongly preferred.
  • Residential renovation and remodeling experience strongly preferred.
  • Ability to read and interpret construction plans and specifications.
  • Strong understanding of construction sequencing, materials, trades, inspections, and field coordination.
  • Ability to manage subcontractors and technicians without relying on them to drive the project.
  • Excellent organizational skills and attention to detail.
  • Strong documentation, scheduling, and communication skills.
  • Ability to identify problems early and create solutions quickly.
  • Professional leadership style with the ability to hold crews and subcontractors accountable.
  • Comfortable using project management software, digital photos, email, calendars, and mobile apps.
  • Valid driver’s license and reliable transportation.

Preferred Qualifications

  • Experience with both residential and commercial construction.
  • Experience with ground-up builds, tenant improvements, insurance restoration, renovations, additions, kitchens, bathrooms, and structural repairs.
  • Knowledge of Arizona building practices, local permitting, inspections, and trade coordination.
  • Experience managing multiple projects at the same time.
  • Familiarity with schedules, scopes of work, estimates, change orders, RFIs, submittals, and closeout documentation.
  • OSHA training, construction certifications, or related credentials preferred.

Compensation

Compensation will be based on experience, construction knowledge, leadership ability, and proven project management performance.

Work Environment

This role includes office coordination, field visits, jobsite inspections, client meetings, subcontractor coordination, and project documentation. The Project Manager must be comfortable working in active construction environments and managing multiple moving parts at once.

Job Type: Full-time

Pay: $72,500.00 - $87,000.00 per year
