Senior Construction Purchaser - Multi-Family Home Builder

As we continue to expand our operations, we are seeking a highly skilled and experienced Senior Construction Purchaser to join our dynamic team.

Opportunity Summary:

As the Senior Construction Purchaser, you will play a pivotal role in our construction projects, ensuring the seamless procurement of materials, equipment, and services necessary for the successful completion of our multi-family developments. Your expertise in procurement strategies, vendor management, and cost optimization will be instrumental in maintaining our high standards of quality, efficiency, and profitability.

Knowledge, Skills and Abilities:

1. Strategic Procurement:

  • Develop and implement comprehensive procurement strategies for construction materials, equipment, and services to meet project objectives.
  • Identify and evaluate potential vendors and subcontractors, fostering strong relationships to secure competitive pricing, quality, and timely delivery.
  • Conduct thorough market research and analysis to stay updated on industry trends, emerging products, and cost-saving opportunities.
  • Ability to work efficiently and competently with numerous interruptions
  • Efficient and effective follow-up and organization skills to meet and exceed deadlines
  • Demonstrated experience taking initiative to get things done and accomplish tasks without having to be asked several times
  • Positive, enthusiastic attitude and strong work ethic

2. Vendor/Contractor Management:

  • Establish and maintain strong partnerships with vendors and subcontractors, negotiating favorable terms, pricing, and contractual agreements.
  • Evaluate vendor performance based on key metrics, including quality, reliability, and adherence to project schedules.
  • Conduct regular vendor audits and assessments to ensure compliance with company standards and procedures.
  • Procurement of bids with trades, contractors and vendors.
  • Ensures that all trades, contractors and vendors are under formal agreement - standard master agreement with pricing exhibit and scopes of work.
  • Negotiate prices, terms, and rebates with suppliers, manufacturers and trades.
  • Ensures that all necessary documentation is collected from trades, contractors and vendors prior to start of work (i.e. application form, certificates of insurance, W-9, etc.).

3. Cost Optimization:

  • Collaborate closely with project management teams to identify cost-saving opportunities and value engineering options without compromising quality.
  • Analyze project budgets, monitor expenditures, and implement effective cost control measures to maximize profitability.
  • Implement innovative procurement strategies, such as bulk purchasing, negotiated contracts, and long-term agreements, to optimize procurement processes.
  • Resolve invoice problems with Suppliers/Vendors
  • Maintain Supplier/Vendor pricing in the purchasing system
  • Prepare weekly and monthly reports as necessary

4. Supply Chain Management:

  • Oversee the entire supply chain process, from requisition to delivery, ensuring seamless coordination between internal teams and external suppliers.
  • Maintain accurate and up-to-date inventory records, tracking materials usage, forecasting requirements, and avoiding stock-outs or excess inventory.
  • Collaborate with logistics teams to optimize transportation and distribution processes.
  • Other duties as assigned.

Qualifications:

  • Experience with purchasing, operations, and/or construction background
  • Bachelor’s degree in Construction Management, Business Administration, or a related field or relevant years of work experience.
  • Proven experience as a Construction Purchaser or Procurement Agent within the residential construction industry.
  • Strong knowledge of construction materials, equipment, and services, including market trends and supplier networks.
  • Demonstrated expertise in strategic procurement, vendor management, and cost optimization.
  • Exceptional negotiation and communication skills, with the ability to build and maintain relationships with vendors and subcontractors.
  • Proficiency in procurement and organizing tools, along with advanced knowledge of MS Office Suite, especially Excel.
  • Solid understanding of supply chain management principles and logistics.
  • Strong analytical and problem-solving abilities, with keen attention to detail.
  • Proactive, self-motivated, and able to thrive in a fast-paced, deadline-driven environment.
  • Teachable personality and willing to adapt.
