Core Responsibilities
1. On-Site Leadership & Coordination
- Directing Labor: Supervises and coordinates the daily activities of crew members, subcontractors (electricians, plumbers, carpenters), and laborers.
- Scheduling: Creates and manages the daily and weekly work schedules. They ensure that the right trades are on site at the right time to avoid downtime.
- Problem Solving: Acts as the primary troubleshooter for unexpected issues, such as weather delays, material shortages, or unforeseen site conditions (e.g., hitting bedrock while digging).
2. Safety & Compliance
- OSHA/Regulatory Compliance: Enforces strict adherence to safety protocols (OSHA standards in the US) to prevent accidents. They conduct toolbox talks (safety briefings) and site inspections.
- Legal Compliance: Ensures the project meets all local building codes, permit requirements, and environmental regulations.
3. Quality Control
- Blueprint Interpretation: Reads and interprets architectural and engineering drawings to ensure that subcontractors are building exactly what was specified.
- Inspections: Conducts regular inspections to ensure workmanship meets the project’s quality standards. They identify defects or deviations before they become expensive problems.
4. Resource Management
- Materials: Orders materials and ensures that the right quantities of lumber, steel, concrete, etc., arrive on time and are stored securely.
- Equipment: Manages the usage and maintenance of heavy machinery (excavators, cranes) and hand tools.
5. Communication & Documentation
- Liaison: Acts as the middleman between the Project Manager (office) and the workers (field). They report daily progress, costs, and delays to upper management.
- Daily Logs: Keeps detailed records of daily activities, weather conditions, worker hours, and equipment usage. These logs are crucial for billing and legal protection.
Required Skills & Qualifications
Hard Skills:
- Blueprint Reading: Ability to understand complex structural, electrical, and mechanical plans.
- Construction Methods: Deep knowledge of framing, foundations, finishing, and MEP (Mechanical, Electrical, Plumbing) systems.
- Technology: Proficiency with project management software (Procore, PlanGrid), Microsoft Office, and scheduling tools (MS Project).
- Math: Ability to calculate dimensions, square footage, material quantities, and layout geometry.
Soft Skills:
- Leadership: Must command authority and respect without micromanaging. They motivate crews to hit deadlines.
- Decisiveness: When the architect or project manager isn’t on site, the supervisor must make quick, high-stakes decisions.
- Communication: Must convey instructions clearly to workers who may speak different languages or have varying skill levels.
- Conflict Resolution: Manages disputes between trades (e.g., a plumber and a framer arguing over space in a ceiling).
