Consultant/ Senior Consultant - Financial Modelling and Valuation (Arabic Speakers)

Leadership in Stakeholder Management

• Lead and nurture strong relationships with landlords and government stakeholders to ensure effective lease negotiations and renewals.
• Act as the senior point of contact for lease-related inquiries and concerns from landlords and government entities.
• Ensure strict compliance with all relevant lease terms, governmental regulations, and company policies.
• Lead the coordination with legal teams to manage and resolve any disputes or issues related to lease agreements.

Strategic Analysis

• Conduct comprehensive land rental market analyses to support lease negotiations and strategic decision-making.
• Evaluate and interpret rental rates, occupancy rates, and market trends to provide strategic insights and recommendations to senior management.
• Lead the preparation of land rental budgets and forecasts.
• Supervise the development of business and financial scenario analysis to determine the viability, feasibility, and desirability of projects.
• Lead the development of financial models for new projects and renewal contracts, ensuring alignment with ROl and IRR objectives.
• Propose negotiations limits for contracts renewal by developing multi-scenario financial contracts, ensuring alignment with ROl and IRR objectives.
• Propose negotiations limits for contracts renewal by developing multi-scenario financial models incorporating base case, downside, and upside forecasts for lease renewals to align with ADD strategic plan.
• Support and advise COO and CEO by developing investment cases using performance attribution analysis, rent impact visualization, and financial risk assessments.
• Recommend the optimal lease schedules by structuring escalation clauses, revenue-sharing mechanisms, and operational cost pass-throughs.
• Structures decision tree frameworks to guide management in selecting optimal contract terms.
• Prepares Investment Committee (IC) memos and decks, detailing scenario analysis, hurdle rate sensitivities, and risk-adjusted returns.

Advanced Financial Modelling and Valuation

• Lead the development and maintenance of financial models to analyse the financial impact of various lease scenarios.
• Conducts scenario validation workshops with finance, strategy, and operations teams to refine investment cases.
• Performs cash flow sufficiency tests (C4) to evaluate the sustainability of lease obligations.
• Implement lease valuation analyses to determine the fair market value of land leases.
• Supervise DCF analysis, NPV calculations, and IRR assessments.
• Provide strategic support for the preparation of financial reports and presentations for senior management and stakeholders.

Dashboard Development

• Lead the development of comprehensive dashboards for real time data and analytics, ensuring they meet the needs of various stakeholders and provide actionable insights.
• Lead the design, preparation and utilization of strategic dashboards to monitor key performance indicators and departmental metrics, enabling proactive management and strategic adjustments.
• Ensure that dashboards provide actionable insights to support strategic decision-making, incorporating feedback from users to enhance functionality.

Strategic Lease Acquisitions and Dispositions

• Lead the assessment and strategic planning of potential lease acquisitions and dispositions.
• Conduct and oversee due diligence and financial analysis to evaluate the viability of lease transactions.
• Coordinate with external advisors and stakeholders to facilitate smooth transaction processes.
• Monitor and report on the strategic performance of acquired and disposed leases to ensure alignment with organizational goals.

Education/ Other Requirements

• Degree/s in Finance and/or Accounting, CFA Level 1, CAIA Level 1, CPA, ACCA
• Advanced MS Excel, MS PowerPoint, Advanced Presentation skills
• Communication Skills with a pleasant and agreeable personality.
• UAE driver’s license, with the ability to drive to various locations in the UAE (Value Add)
