Position Summary
The Contract Specialist is responsible for preparing, reviewing, negotiating, and administering contracts related to materials, subcontractors, and services required for villa and residential building projects. The role ensures compliance with company policies, project specifications, and Saudi construction standards while supporting the procurement team in achieving cost efficiency, timely delivery, and risk mitigation.
Key Responsibilities
1. Contract Preparation & Administration

Draft, review, and finalize contracts for suppliers, subcontractors, and service providers.

Ensure all contract terms comply with project requirements, technical specifications, and legal standards.

Maintain a centralized contract database and track contract performance, renewals, and expirations.
2. Procurement Support

Collaborate with the procurement team to prepare RFQs, RFPs, and tender documents.

Evaluate commercial proposals and support technical teams in bid analysis.

Ensure all procurement activities align with project budgets and timelines.
3. Negotiation & Vendor Management

Lead negotiations with suppliers and subcontractors to secure competitive pricing and favorable terms.

Support vendor prequalification and ensure compliance with company standards.

Resolve contractual disputes, variations, and claims in coordination with legal and project teams.
4. Compliance & Risk Management

Ensure all contracts adhere to Saudi regulations, company policies, and project-specific requirements.

Identify potential risks in contract terms and recommend mitigation strategies.

Support audits and ensure proper documentation for all procurement and contract activities.
5. Coordination & Reporting

Work closely with project managers, site teams, finance, and engineering departments to ensure contract alignment with project needs.

Prepare regular reports on contract status, commitments, and financial exposure.

Support project close-out by ensuring all contractual obligations are fulfilled.
Qualifications & Experience

Bachelor’s degree in Law.

3–7 years of experience
in contract management or procurement within the construction industry.

Experience in
villa projects, residential buildings, or infrastructure
is highly preferred.

Strong knowledge of contract law, procurement processes, and construction documentation.

Proficiency in MS Office, ERP systems, and contract management tools.

Excellent negotiation, communication, and analytical skills.
