Job Summary:

Responsible for managing the day-to-day contractual and commercial activities on assigned building projects, ensuring compliance with contract requirements and company procedures. Supports the Contracts & Commercial Director by handling contract administration, claims management, variation control, and commercial reporting. Acts as the main point of contact between project teams, clients, consultants, and subcontractors for all contractual and commercial matters.

Key Responsibilities:

  • Reviewing project contracts, subcontracts, and purchase agreements to ensure terms are clearly understood and followed by the project team
  • Preparing, evaluating, and submitting variation claims and change orders in line with contract terms and project progress
  • Managing interim payment applications, ensuring accuracy and timely submission to clients or consultants
  • Assisting in the preparation and negotiation of contract amendments, claims, and settlements with clients, consultants, and subcontractors
  • Monitoring contract compliance on site and flagging potential risks or breaches to the Contracts & Commercial Director
  • Collaborating with project managers, quantity surveyors, and procurement teams to ensure commercial aspects are aligned with project delivery and cost control
  • Preparing Extension of Time (EOT) submissions with supporting documentation and liaising with the planning department for delay analysis
  • Maintaining accurate records of contract correspondence, variations, claims, and commercial documentation for audit and reporting purposes
  • Supporting dispute resolution efforts by gathering evidence, drafting claim submissions, and assisting in negotiation meetings
  • Generating regular commercial reports, cost forecasts, and risk registers for senior management review
  • Mentoring and guiding junior contracts and commercial staff on contract interpretation and commercial best practices
  • Keeping updated with UAE construction law, FIDIC contracts, and industry trends relevant to contracts and commercial management

Qualifications and Experience:

  • Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or Law. Master’s degree preferred
  • 15 or more years experience in the contracts and commercial function within the building construction sector, with at least 3 years in a managerial role in the UAE
  • Strong knowledge of FIDIC contracts and UAE local construction legislation
  • Proficient in preparing and submitting variation claims, EOT requests, and payment applications
  • Professional certifications such as MRICS, MCIOB, or similar are advantageous
