Job Purpose: To lead and manage all real estate and property management operations within Saudi Arabia, ensuring profitability, compliance, and strategic growth. The Country Manager oversees daily property operations, drives business development, ensures regulatory compliance, and acts as the primary representative of the company in the region. This includes maintaining high occupancy rates, delivering exceptional tenant satisfaction, and achieving property management targets aligned with company objectives.


Key Responsibilities:

Strategic Leadership

  • Develop and implement country-level strategies for real estate and property management in KSA.
  • Identify market trends and opportunities for expansion within the Saudi market.
  • Build and maintain relationships with investors, government authorities and key stakeholders.
  • Represent the company in external forums, negotiations, and with regulatory bodies.

Operational Oversight

  • Oversee property acquisition, leasing, maintenance, and operational activities across residential, commercial, and mixed-use portfolios.
  • Ensure properties are well-maintained, including landscaping, cleanliness, and facilities, to create an appealing environment for tenants.
  • Schedule and supervise property maintenance, repairs, and renovations, ensuring work meets quality standards and remains within budget.
  • Coordinate with maintenance teams and contractors for timely issue resolution.

Financial Management

  • Prepare and manage property budgets, ensuring all expenditures stay within approved limits.
  • Generate financial reports, including income statements and expense tracking, for management review.
  • Responsible for setting appropriate rental rates, collecting tenant rents, and adjusting rental rates as necessary.
  • Manage financial performance, including budgeting, forecasting, and reporting.

Legal & Regulatory Compliance

  • Ensure compliance with all property management laws, safety regulations, and zoning requirements in KSA.
  • Keep up to date with Saudi property management laws and ensure properties adhere to all legal requirements.
  • Respond to emergencies or unforeseen issues, coordinating immediate actions to ensure safety and compliance.

Staff & Vendor Management

  • Lead and mentor regional teams, ensuring alignment with corporate objectives.
  • Supervise staff, including maintenance personnel, leasing agents, and administrative support.
  • Provide training and support for staff to promote efficient property operations.
  • Establish and maintain relationships with vendors and contractors for maintenance and repair services.
  • Negotiate contracts, monitor contractor performance, and ensure all work aligns with company standards and timelines.

Marketing and Leasing

  • Develop leasing strategies to maintain high occupancy rates and minimize vacancies across properties.
  • Market vacant units through online listings, open houses, and partnerships to attract qualified tenant

Qualifications and Certifications

  • Bachelor’s or Master’s degree in Property Management, Business Administration, Finance or related field
  • Professional certifications in property management or Saudi Real Estate License

Work Experience & Skills

  • Minimum of 10 years of experience in senior management roles within real estate or property management.
  • Proven experience in property management within KSA or the GCC region
  • Excellent communication, negotiation, and customer service skills.
  • Proficiency in property management software Yardi and Microsoft Office.
  • Strategic thinking, business acumen, and financial/analytical expertise.
  • Knowledge of property laws and compliance standards in KSA.
  • Proficiency in English and Knowledge of Arabic is highly preferable
