Development Planning and feasibility Manager

Development Planning and feasibility Manager is responsible for leading and overseeing the commercial feasibility and financial analysis of real estate development projects under Modon International Real Estate. The role entails leading rigorous financial modelling, evaluating investment opportunities, and providing strategic commercial advisory to the development team through data-driven insights. The Senior Manager will also lead engagement with internal and external stakeholders to ensure sound commercial decision-making aligned with the company's strategic objectives.

Key Responsibilities Roles, Responsibilities, Duties Commercial Feasibility & Financial Analysis
  • Lead and oversee feasibility studies for potential real estate development projects, including market research, benchmarking, and sensitivity/return analysis.
  • Lead the development and review of complex financial models (DCF, IRR, NPV, ROI, etc.) to assess the financial viability of new and existing projects.
  • Provide strategic insights and investment recommendations based on quantitative and qualitative analyses.
  • Monitor and update feasibility models based on commercial, design, timeline, and cost changes.
  • Provide strategic commercial input and collaborate closely with the Development, Asset Management, and Design teams during all project phases.
  • Lead the preparation of business cases and presentations for internal investment committee approvals.
  • Lead and manage commercial due diligence processes on potential acquisitions or joint venture developments.
Stakeholder Management
  • Lead coordination with key internal stakeholders including Design, Project Delivery, Investment, Finance, Legal, and Strategy teams to collect accurate inputs for feasibility modelling.
  • Manage relationships with external advisors such as market consultants, valuers, and financial advisors to validate assumptions and market inputs.
  • Prepare and present high-quality reports, presentations, and recommendations for senior leadership and external partners.
Governance & Reporting
  • Ensure all feasibility work aligns with the organisation's development governance processes.
  • Support and contribute to budget development and forecasting aligned with strategic plans.
  • Support the Associate Director in enhancing commercial feasibility processes, tools, and standards.
Qualifications
  • Bachelor's degree in Finance, Economics, Real Estate, or a related field.
  • Postgraduate qualification such as MBA, CFA, or equivalent (preferred).
  • Certification in financial modeling or valuation (desirable).
Experience and Competencies Experience
  • Minimum 9 years of experience in commercial feasibility, investment analysis, or development advisory in large-scale real estate development.
  • Experience working in cross-functional development teams with exposure to mixed-use, residential, office, or hospitality projects.
  • Proven experience in preparing investment cases and board-level presentations.
