We are looking for a Director - Development Governance to lead governance across the Residential Business Unit within the Development Management Office.
This role will be responsible for establishing and driving a clear governance framework across a major residential development portfolio, ensuring projects are set up, reviewed and progressed in a consistent, well-controlled and decision-ready manner.
The role requires a strong operator who can bring structure, pace and discipline across complex stakeholder environments, while supporting senior leadership with clear reporting, approvals and governance processes.
Key Responsibilities

Lead governance across a portfolio of residential developments, ensuring consistent processes, controls and decision-making standards across projects and stages
- Manage governance forums, approvals and reporting cycles, ensuring leadership has clear, accurate and decision-ready information
- Drive coordination across development, commercial, procurement, planning, risk, finance and other key functions to ensure governance requirements are met

Establish and maintain governance frameworks, templates, trackers and stage-gate processes across the portfolio
- Monitor key actions, decisions, approvals and risks, ensuring follow-through and timely escalation where needed
- Support senior leadership on strategic priorities, governance matters and cross-functional initiatives requiring structure and oversight
Requirements-
15+ years of experience in governance, PMO, project management or strategic support within a client-side real estate developer, master developer or equivalent development organisation
- Strong track record working across large-scale residential or mixed-use development portfolios in the Middle East, ideally in KSA

Experience operating in a complex, matrixed environment with multiple stakeholders, approval layers and cross-functional dependencies
- Strong understanding of how major developments move through stage gates, approvals, reporting cycles and executive governance
- Experience helping establish or improve governance frameworks, templates, processes and controls
- Proven ability to work closely with functions such as development, commercial, procurement, planning, risk and finance
- Experience preparing high-quality governance packs, executive reports, trackers and decision-making materials for senior leadership
- Ability to bring structure, pace and follow-through across projects, rather than acting as a passive reporting function
