Southwest Value Partners (SWVP), a privately held real estate investment company, is seeking a talented Director of Marketing & Brand Engagement to join its Operations Team. SWVP invests in institutional quality real estate in growth markets throughout the United States. SWVP has a disciplined and high energy approach to asset acquisition, operating execution, value creation, asset disposition, and development.

The Director of Marketing & Brand Engagement is responsible for developing and executing comprehensive marketing strategies, tenant engagement, and communications to drive awareness and occupancy for the Nashville Yards campus. This role will oversee brand development, digital marketing, community engagement, and tenant communications/support to position the campus as a dynamic and desirable destination to live, work, and play.

The environment at SWVP is fast-paced and dynamic, and the Director of Marketing & Brand Engagement needs to work well both independently and in a group setting. The position reports to the Chief Operations Officer.


Responsibilities:

  • Develop and implement an integrated marketing and brand strategy aligned with business objectives across residential, office, and entertainment components to achieve both short and long-term marketing and revenue objectives.
  • Work as liaison between residential leasing and sales teams to assist their marketing efforts.
  • Develop and execute marketing campaigns and on-site activations that showcase amenities, lifestyle benefits, and location value while driving traffic and building community engagement.
  • Maintain a cohesive brand identity that reflects the unique character of the campus and ensure a cohesive cross-channel brand experience
  • Conduct market research and analyze trends to position the campus competitively in all sectors. Conducts competitive analyses and post-campaign evaluations.
  • Develop and manage marketing budgets, vendors, and agency relationships to ensure cost-effective execution.
  • Create targeted marketing materials for brokers, tenants, and related partners.
  • Foster strong relationships and collaborate with entertainment and retail tenants to cross-promote offerings and experiences.
  • Work in concert with the event and production teams to maximize site-wide programming.
  • Define objectives, measure, analyze, and prepare regular reports to inform strategy and optimize marketing activities.
  • Serve as a liaison between ownership, tenants, residents, and community partners.
  • Represent Nashville Yards at key community events and with strategic partners.
  • Advising on sponsorships, media placements, or deals with community partners.


Qualifications:

  • Bachelor's degree in Marketing, Communications, Business, or related field (Master’s preferred).
  • 10 years of progressive management-level marketing experience, preferably in mixed-use commercial real estate, hospitality, or venue management industries, including supervisory roles.
  • Experience working cross-functionally with multiple sales, development, and operational teams.
  • Experience building relationships and influencing decision-makers at all levels, including executives, customers, and partners.
  • Familiarity with CRM tools, analytics platforms, and marketing automation systems.
  • String digital marketing expertise with SEO, SEM, lead generation, audience segmentation, etc.
  • Strategic and solutions-oriented thinker with proven success in brand strategy, lead generation, and multi-channel campaign management.
  • Strong analytical skills to measure success and inform future strategies.
  • Exceptional project management, organizational, and problem-solving skills.
  • Strong understanding of market segmentation and urban consumer behavior
  • Microsoft Office Suite (Outlook, Word, Excel, PowerPoint); CRM; Adobe Photoshop skills required.
  • Demonstrated ability to multi-task and work cross-functionally with internal and external partners.
  • Excellent communication and interpersonal skills.
  • Ability to assume a high level of responsibility.
  • Self-motivated, detail-oriented, accurate, reliable and flexible.
  • Ability to work independently with minimal direction.
  • Proven ability to maintain confidentiality with sensitive information.
  • Ability to communicate effectively and work well with a diverse group of business individuals within the company, and interface confidently with people outside the company.

Compensation:
Salary + Bonus

Schedule: Monday – Friday, 8am-5pm, with required flexibility for after-hours needs
