JOB SCOPE : The Director-Development shall be responsible for the development of a portfolio of projects under their assignment. Responsibilities consist of supervising and completing all activities associated with project development as well as providing oversight to the business development, marketing, and legal with prospect review and due diligence for new opportunities in the market. The role will be reporting to the Chief Development Officer in the current structure. The Director will work closely with the feasibility, projects, finance, marketing and legal. The Director will also liaise with many external vendors in relation to consultancy and construction activities.


PRINCIPAL ACCOUNTABILITIES

Development & Project Management:

• Manage broad aspects of the development process for projects inclusive of land acquisition, planning and design, securing entitlement/zoning approvals, project due diligence and scheduling, RFP client management, project budgeting/underwriting and project reporting

• Lead real estate development project, including coordination with design architects (master planning and superstructure), , general contractor, engineers, consultants, legal, sales and marketing teams

• Devise development phasing from feasibility to planning and implementation,

• Set up and ensure development schedule, report monthly on project status, and as administrative role for development personnel on the projects • Research, target, and assist in acquisition of assets.

• Develop and monitor project schedules and milestones from design development to construction document phases.

• Manage project due diligence process for new development opportunities.

• Responsible for preparing design, and development management during implementation including time, cost and quality compliance,

• Full understanding of design and master planning efficiency indicators,

• Assist in creating and maintaining detailed development budgets and cash flow projections (GMP and/ or Lump Sum budgets).

• Ability to prepare budgeting exercises and cost plans including cash out flows covering residential developments (single homes and apartments), hospitality, as well as commercial projects,

• Strong knowledge in hospitality developments with record of completed projects from early stages to operator take over,

• Strong knowledge in infrastructure & marine developments including reclamation works,

• Establish and maintain business relationships.

• Understand and keep up with current market trends in terms of specifications, quality, CAPEX and review rates

• Site identification for commercial and mixed-use development with good market awareness

• Undertaking feasibility and viability appraisals

• Preparing projects initiation documents including development briefs, assisting in the preparation of business plans, programmes, reporting and funding requests

• Overseeing design, planning applications and negotiations

• Overseeing financial analysis, creating development appraisals and profit forecasting • Ensuring stringent Health and Safety compliance

• Taking a high-level view of contracts, construction and procurement processes

• Leading consultation events and presenting

• Strong knowledge in facility management aspects in terms of maintenance contracts, invoices, approvals. Portfolio includes existing residential and hospitality developments,

• Managing the tendering process for some private projects,

• Preparation and forecasting of department level budget including related presentations and approvals,

• Responsible for reviewing and issuing weekly management reports as well as payments trackers
