Director of Development

STM Investments , looking for a The Development Director is responsible for leading and overseeing the full real estate development lifecycle, from land acquisition support and concept planning through design development and project launch. The role drives strategic planning, master planning oversight, feasibility alignment, cost optimization, and cross-functional coordination to ensure projects are delivered in line with company objectives, market positioning, and financial targets. The position plays a critical leadership role in shaping development strategy and ensuring successful execution across the portfolio.

Key Responsibilities

  • Contribute to development strategy and project concepts to ensure alignment with company objectives and target market positioning.
  • Define the Unique Selling Proposition (USP) for each project, ensuring a competitive edge in the market through distinct design, amenities, or positioning.
  • Collaborate with Investment and Business Development teams to evaluate land acquisition opportunities and assess development potential.
  • Review and validate financial feasibility inputs, development budgets, and cost parameters in coordination with Finance.
  • Oversee master planning, concept development, and design coordination to ensure all projects meet brand standards and business strategy.
  • Lead coordination with development consultants, design management, infrastructure planners, and regulatory authorities to secure necessary approvals.
  • Ensure strict compliance with local regulations, zoning laws, and authority requirements throughout the planning phase.
  • Strategize project pricing models in collaboration with Sales and Finance, balancing absorption rates with maximum revenue generation.
  • Oversee inventory management and release strategies, ensuring the phased rollout of units aligns with market demand and project cash flow requirements.
  • Map the "Project Journey" from inception to handover, ensuring a seamless experience for stakeholders and end-users at every touchpoint.
  • Lead the planning and execution of real estate development projects across the entire lifecycle, ensuring delivery is on schedule and within budget.
  • Drive value engineering initiatives to optimize cost efficiency without compromising quality or brand integrity.
  • Oversee project timelines and risk mitigation strategies, tracking milestones to proactively address potential bottlenecks.
  • Maintain strong relationships with internal departments, including Finance, Marketing, and Sales, to ensure cross-functional alignment.
  • Provide strategic direction and mentorship to Development Engineers and technical teams.
  • Prepare and present regular project status reports for senior management, focusing on financial performance and development progress.

Knowledge, Skills, and Competencies

- Education:

  • Bachelor’s degree in Architecture, Civil Engineering, Urban Planning, or related field.
  • Master’s degree in Development, Construction Management, or Business Administration is preferred.

- Previous Experience:

  • Minimum 5 years in a leadership role in real estate development.
  • Proven experience managing large-scale residential, mixed-use, or commercial developments.

- Special requirements:

  • Comprehensive expertise in real estate development, including master planning, infrastructure, and regulatory frameworks in Egypt.
  • Strong financial and analytical skills, with solid understanding of feasibility studies and cost control.
  • Proven leadership capability to manage multidisciplinary teams and drive project execution.
  • Excellent strategic, communication, and stakeholder management skills, including negotiation and cross-sector coordination.
