Position Overview

We are seeking a skilled and versatile Director of Maintenance to join our team. The ideal candidate will have a strong background in residential and facilities maintenance, along with a broad range of technical skills. This role requires a proactive, reliable individual who can handle diverse maintenance tasks to ensure our Adult Family Homes are safe, functional, and visually appealing. Strong customer service skills and the ability to work independently or collaboratively are essential.

Requirements:
  • Perform general maintenance and repair work, including basic plumbing, electrical, carpentry, drywall, and painting tasks.
  • Install, repair, and replace toilets; caulk tubs and showers; repair loose tiles; and clear clogged drains.
  • Install, replace, and troubleshoot lighting fixtures, ceiling fans, switches, outlets, and bathroom exhaust fans.
  • Install and maintain safety and security devices, including locks, gates, alarms, and window blinds.
  • Safely move, install, and reposition appliances and equipment.
  • Repair and replace trim, moldings, baseboards, and finish carpentry in bathrooms, kitchens, and common areas
  • Install and maintain shelving and storage systems in kitchens, garages, pantries, and storage areas.
  • Perform drywall repairs, including patching, surface preparation, and touch-up painting.
  • Complete basic exterior maintenance, including moss control and pest-prevention measures.
  • Perform interior and exterior painting projects as needed.
  • Receive, prioritize, and complete maintenance work orders in a timely and professional manner.
  • Conduct fire drills and support ongoing life safety and emergency preparedness programs.
  • Coordinate and oversee contractors and vendors when utilized, ensuring compliance with safety, quality, and scope requirements.
  • Ensure all work complies with safety regulations, building codes, and company standards.
  • Maintain accurate maintenance records and documentation.
  • Provide professional customer service when interacting with staff and residents.

Qualifications

  • Strong verbal and written communication skills in English.
  • Holds the ability to create, follow, and organize spreadsheets.
  • Customer service–oriented mindset with a strong focus on quality workmanship.
  • Proven experience in residential or facilities maintenance.
  • Strong mechanical aptitude with the ability to troubleshoot various systems.
  • Ability to work independently, manage time effectively, and prioritize tasks.

Compensation and Benefits

Wage: $28-35 per hour (based on qualifications and experience)

Schedule: Monday–Friday, 8 a.m.–5 p.m. (with flexibility and OT opportunities)

Physical Demands

Must be able to lift and carry up to 50 lbs. Must be able to stand, walk, kneel, and/or bend for periods of up to ten (10) hours per shift. While performing the duties of this job, the employee will be required to regularly talk, hear, and see. Specific vision abilities required by this job include close vision, distance vision, depth perception, color vision, and the ability to adjust focus. Additional Requirements

  • Tuberculosis Certificate, as required by the State of WA.
  • Valid First Aid and Cardiopulmonary Resuscitation (CPR) Certification.
  • Cleared Criminal Background Check.
  • Must be 18 years of age or older.
  • Drug screening upon hire.
