Director of Property Management

A confidential client is seeking a senior Property Management Director to take full ownership of a large-scale, income-generating real estate portfolio in Riyadh. This is a leadership role with direct responsibility for operational performance, tenant strategy, and long-term asset value optimisation.

The position sits at a senior level within the organisation, reporting directly to the COO and leading a sizeable property management team.

The successful individual will be accountable for driving occupancy, maximising rental income, and ensuring a consistent standard of service delivery across the portfolio. This role requires a balance of commercial acumen, operational oversight, and hands-on leadership across leasing, tenant management, and maintenance functions.

• Key responsibilities include full ownership of property operations, including budget control, cost management, and financial performance tracking.
• The role will lead leasing strategy, actively driving tenant acquisition, managing negotiations, and maintaining an appropriate tenant mix across assets.
• There is also a strong focus on tenant relations, service quality, and retention, alongside oversight of maintenance performance and asset condition.
• The Director will work closely with internal stakeholders across marketing, legal, facilities management, and business development to ensure alignment across leasing, contracts, and asset strategy.
• The role also contributes to wider business planning, including annual budgeting, feasibility input, and advising on design and development decisions that impact operational performance.

Candidates should bring a minimum of 12 years’ experience in property or real estate management, with a proven track record in a leadership capacity. Strong exposure to leasing, tenant management, and portfolio operations is essential, alongside the ability to manage budgets, lead teams, and drive performance against defined KPIs.

This is a commercially driven role suited to individuals who understand how to optimise asset performance in a live environment, rather than purely development-led experience. Market awareness, negotiation capability, and the ability to operate at both strategic and operational levels are critical.
