Position Overview
The Director of Real Estate is responsible for the strategic and operational management of a diversified real estate portfolio, including retail assets, residential apartment buildings, and mixed-use properties.
The role focuses on maximizing revenue, improving asset performance, optimizing costs, and driving long-term value creation across the portfolio.
The ideal candidate will have strong commercial acumen, proven experience in property management, leasing strategy, and financial optimization, and the ability to align real estate operations with ownership and investment objectives.
Key Responsibilities
Portfolio & Asset Management
- Oversee the performance of a portfolio of retail, residential, and mixed-use properties
- Monitor occupancy levels, rental yields, lease expiries, and tenant mix
- Develop and implement asset-specific strategies to enhance value and performance
- Ensure properties are managed in line with ownership objectives and market conditions
Revenue Growth & Optimization
- Design and execute revenue-enhancement strategies across all asset classes
- Improve leasing performance through pricing strategies, tenant mix optimization, and renewals
- Identify opportunities to increase ancillary income (parking, services, signage, etc.)
- Lead negotiations for new leases, renewals, and restructurings
Cost Control & Operational Efficiency
- Review and optimize operating expenses (OPEX) across the portfolio
- Implement cost-saving initiatives without compromising asset quality or tenant satisfaction
- Oversee service contracts, facility management agreements, and vendor performance
- Ensure preventive maintenance planning to reduce long-term capital expenditure
Strategy & Planning
- Develop short-term and long-term portfolio strategies
- Conduct market analysis to benchmark performance against competitors
- Prepare asset business plans, forecasts, and performance improvement roadmaps
- Advise ownership on investment decisions, repositioning, or divestment opportunities
Financial Oversight & Reporting
- Review budgets, cash flows, and financial performance of each asset
- Work closely with finance teams on budgeting, forecasting, and variance analysis
- Prepare clear performance reports and strategic recommendations for stakeholders
- Ensure compliance with internal controls and governance standards
Qualifications & Experience
- Kuwaiti National
- Bachelor’s degree in Business Administration, Finance, Engineering, or related field
- 10+ years of experience in real estate portfolio or asset management
- Proven experience managing retail and residential properties
- Strong background in leasing strategy, revenue optimization, and cost control
- Solid understanding of the Kuwait real estate market
- Experience working with owners, investors, or family offices is a strong advantage
