ROLE SUMMARY

This is not a role for someone who manages from a distance. The Director of Real Estate Operations is a seasoned, hands-on operator who has demonstrated real success running scattered site residential real estate portfolios and managing residential construction at ground level. You’ve been on the job sites. You’ve read scopes, pushed back on GCs, handled difficult tenants, managed evictions, and still had the numbers dialed by end of day. You know what deferred maintenance looks like before it becomes a liability, and you’ve built the systems that keep it from happening.

This role drives execution across Equity West Capital’s growing value-add portfolio with a long-term target of 5,000 residential units by 2035. You will own the full operational stack — from property management and tenant relations to renovation oversight and major capex — and you will be accountable for results. As a key member of the leadership team, you will partner closely with acquisitions, finance, and asset management to align people, processes, and systems for scalable, sustainable growth. You bring clarity, consistency, and accountability to everything you touch.

KEY RESULT AREAS

Operations Execution & Performance Management

  • Directly oversee all third-party providers (property management, construction, utilities, and other vendors) to ensure accountability and adherence to performance standards.
  • Partner with acquisitions, operations, and property management teams to review renovation scopes for new acquisitions and turnover scopes for existing assets, ensuring alignment with strategic asset plans and timely execution.
  • Monitor and follow up on operational issues affecting asset performance, ensuring timely resolution and clear communication of corrective actions.
  • Manage takeovers and transitions for new acquisitions to ensure smooth operational integration.
  • Serve as the central operations liaison between property management, accounting, construction, and leadership teams to ensure alignment and clear communication.
  • Navigate complex and difficult tenant situations including evictions, complaints, and lease enforcement, while maintaining current knowledge of applicable housing regulations, habitability standards, and local compliance requirements.
  • Lead and manage major capital expenditure projects from scoping through completion, ensuring alignment with business plans, budget controls, and timeline adherence.

Flip & Construction Oversight

  • Lead and oversee team members responsible for managing day-to-day flip operations, ensuring project scopes, budgets, and timelines align with business objectives.
  • Collaborate with acquisitions to assess potential flip opportunities, including due diligence, renovation budgeting, and projected returns.
  • Ensure scope-of-work documentation is standardized, comprehensive, and aligned with company renovation and resale criteria.
  • Oversee the bidding and contractor-selection process, ensuring competitive pricing, qualified vendors, and adherence to project requirements.
  • Maintain an active flip-pipeline tracking system, reviewing acquisition-to-sale timelines, budget variances, and margin performance through structured reporting cadences.
  • Oversee final inspections, punch lists, and disposition preparation, ensuring homes are market-ready and positioned for optimal sale outcomes.

Portfolio Oversight & Optimization

  • Develop, present, and execute annual business plans and budgets for each asset, including evaluation of capital stack repositioning and disposition strategies.
  • Partner with acquisitions, operations, and leadership teams to evaluate potential investments through financial modeling, due diligence, and market research.
  • Monitor and evaluate portfolio performance against annual business plans, identifying underperformance and implementing corrective or improvement strategies.
  • Ensure regulatory compliance with all local, state, and federal requirements.
  • Identify and implement cost-reduction, efficiency, and revenue-enhancement initiatives to improve NOI and overall asset ROI.
  • Review and approve project schedules, budgets, and milestone reporting, intervening as needed to mitigate delays or cost overruns.
  • Hold team members accountable for on-site quality control, safety, and compliance, ensuring rehab work meets company standards and local codes.
  • Coordinate with property management and accounting for cost tracking, draw schedules, and vendor payments.

Property Management & Operations Oversight

  • Oversee short-term rental operations, including pricing strategy, maintenance, and guest experience.
  • Manage long-term rental operations, including rent setting, leasing, maintenance, collections, and tenant relations.
  • Ensure compliance with all city, county, and state reporting requirements, coordinating with internal teams to manage documentation and deadlines.
  • Oversee rent collection and accounting coordination, ensuring timely and accurate posting of payments and reconciliation.
  • Partner with property management to enforce preventive maintenance programs, service standards, and tenant-retention initiatives across all properties.

KPI Management, Reporting & SOP Optimization

  • Prepare and deliver regular reports and presentations on portfolio performance, financial results, and market insights for internal stakeholders and investors.
  • Provide strategic recommendations and risk analyses to leadership on portfolio performance, capital allocation, and optimization opportunities.
  • Oversee financial reporting and variance analysis, collaborating with property management and accounting to ensure accuracy, adherence to budgets, and alignment with business plans.
  • Define, track, and analyze key performance indicators (KPIs) such as occupancy, rent growth, turnover, expenses, construction timelines, and ROI, and use findings to drive accountability and performance improvement.
  • Develop, document, and continuously refine standard operating procedures (SOPs) to embed consistent best practices and streamline operations, reporting, and profitability across the organization.

SUPERVISION

A growing team of real estate operations specialists.

WORKING CONDITIONS

Primarily office-based with site visits and field presence from time to time. This is a hands-on role that expects active engagement across properties. Periodic weekend and evening work may be required.

DESIRED QUALIFICATIONS

Demonstrated Field Expertise

Proven, hands-on experience managing scattered site residential real estate operations and residential construction. You have personally overseen renovations, resolved field-level problems, managed GCs and subcontractors, and navigated the full lifecycle of value-add assets from acquisition through disposition.

Leadership and Communication

Proven ability to lead operational teams across property management and construction. Strong communication skills and experience presenting performance results to executives and investors.

Operational & Project Management

Extensive experience managing real estate operations, including renovations, major capex, vendor relationships, and performance oversight. Skilled in implementing processes that improve efficiency and accountability.

Financial & Analytical Acumen

Solid understanding of budgeting, forecasting, and operational analysis to evaluate property and project performance and drive ROI.

Process Improvement

Demonstrated success developing and refining SOPs and KPIs that enhance visibility, consistency, and execution across departments.

Education & Industry Knowledge

Bachelor’s degree in business, real estate, or construction management required. Advanced education or certifications are a plus. Strong understanding of residential real estate operations, property management, construction best practices, and applicable housing regulations.

Based on experience. The sky is the limit with this position. We are a fast-growing company looking for a long-term individual with an entrepreneurial mindset and the passion to help further stabilize and grow our portfolio. This person will be a key member of our team with the ability and strong desire to implement positive change and growth across the organization. In addition to a base salary, there is future opportunity for incentivized compensation, bonuses, and other arrangements to be discussed.

Pay: $150,000.00 - $200,000.00 per year
