We are seeking a Director of Residences to oversee residential operations, service delivery, and homeowner relations. This role will ensure that every resident enjoys a seamless ultra-luxury experience, while also safeguarding asset value and supporting long-term community development.

Responsibilities

• Lead all residential operations, including concierge, housekeeping, engineering, security, wellness, and lifestyle services.
• Develop and deliver personalised resident experiences, fostering exclusivity and a sense of community.
• Act as the main point of contact for Homeowners Association governance and resident relations.
• Oversee residential rental operations, balancing revenue generation with maintaining privacy and exclusivity.
• Partner with Sales & Marketing to support handover, onboarding, and lifestyle integration for new owners.
• Manage budgets, service charges, and capital improvement planning, ensuring efficiency and sustainability.
• Build and inspire a high-performing team that embodies service excellence.
• 8-12 years progressive leadership in ultra-luxury hospitality or residential operations.
• Proven experience with high-end residential communities, private ownership, or branded residences.
• Strong knowledge of HOA governance, asset management, and lifestyle trends.
• Bachelor's degree in Hospitality, Real Estate, or related field.
• Fluency in Arabic is required; GCC experience highly preferred.
