JOB DESCRIPTION:

We are looking for our Construction Company a Defects Liability Period (or sometimes Defects Liability Period/Rectification Period). It is a specified, contractual timeframe—usually 6 to 12 months after the "practical completion" or handover of a project—during which the contractor is responsible for returning to the site to fix any defects, unfinished work, or issues resulting from poor workmanship or materials, at their own expense.

RESPONSIBILITIES:

  • Inspections: Conducting "snagging" inspections to identify defects, poor finishes, or system failures (HVAC, plumbing, electrical) after the client moves in.
  • Documentation: Recording these issues in a formal "defects list" or "snag list".
  • Coordination: Working with subcontractors to ensure they repair the identified items within a specific timeframe.
  • Verification: Re-inspecting the site to confirm all defects have been properly rectified.
  • Retention Management: Releasing the remaining "retention money" (a portion of the contract price held back by the owner) to the contractor once all defects are cleared.

EXPERIENCE:

Candidate must have experience of 2-4 years in this industry.

COMMON :

  • Project Manager/Site Manager: Responsible for managing the closure of the project, including the final snagging and ensuring the owner is satisfied.
  • Quantity Surveyor (QS): Manages the financial aspect of the DLP, ensuring the retention money is only released after all fixes are done.

The DLP covers defects arising from:

  • Substandard materials.
  • Poor workmanship (e.g., painting, tiling, carpentry).
  • Plumbing, electrical, or HVAC faults.
  • Structural issues.

Exclusions: Normal wear and tear, owner-caused damage, or modifications made by the owner after handover are usually not covered.
