Facilities: The Metropolitan Regional Career and Technical Center (The Met) consists of three campuses, East Bay, Peace Street and Public Street on approximately ten acres with a total of eight buildings and one garage storage facility totaling over 120,000 square feet. These buildings on each campus were constructed in 2014, 1999, and 2001 respectively. The East Bay campus was constructed in accordance with Northeast Collaborative for High Performance Schools (NE-CHPS) criteria and is on its way to becoming the first net-zero school building on the east coast. The campus received the US Department of Education’s Green Ribbon Schools award for its leadership in facilities, health, and the environment in 2015. The other two campuses have recently received roof overhaul completions, major HVAC and lighting capital improvements. In a statewide survey conducted by the Rhode Island Department of Education, the Met also ranked first when it came to the cleanliness, condition, and safety of its school buildings.

Position Overview:Under the supervision of the School Director/Superintendent, the Director supervises and coordinates the activities of the custodial services as well as the personnel and contracted services engaged in the maintenance and repair of the equipment, facilities and grounds of the school district. The Director inspects, reviews and evaluates the custodial, maintenance and operations functions of the school district. The Director plans, coordinates and directs the maintenance, grounds, custodial, recycling and solid waste, and facilities operations of the district, and does related work as required. The Director develops, implements and manages comprehensive preventive maintenance plans for facilities and equipment. The Director originates and implements policies, procedures and standards for the maintenance and improvement of the school district’s physical facilities and related services with an emphasis on responsive service and proactive communication with facilities' customers.

Essential Duties and Responsibilities:

● Supervise the activities of the workers/contractors engaged in operating and maintaining the district's facilities and equipment

● Plan, organize, control, integrate and evaluate the work of the facilities planning and development

● Inspects the district's facilities and equipment to determine the nature and extent of service, equipment required, type and number of operation and maintenance personnel needed

● Participate in the selection of custodial and maintenance personnel/contractors, and provide training to enable them to execute their responsibilities in an efficient, safe and effective manner

● Assign workers to duties dealing with maintenance, repair and renovation

● Purchase maintenance supplies, equipment and furniture

● Draft procurement documents such as request for proposals, scope of works, specification packages, etc. for contracted services, equipment, and construction, to be publicly solicited for bid per the district’s procurement policy

● Plan and administer the department's budget

● Compile records of labor and material costs, and issue reports as directed, e.g., cost analyses and status of projects and maintenance requests

● Provide legislative leadership on proposed laws affecting school facilities

● Assists personnel/contractors in maintenance and repair activities as needed or as required ● Administer and coordinate the facilities, planning, scheduling, property management, construction and acquisition of all district facilities and fixtures

● Administer proper care of district facilities capital improvement needs and assures that the functions are performed in a cost efficient manner

● Provide supervision and assistance to late afternoon and evening custodial

personnel/contractors

● Coordinate responses to calls regarding vandalism, burglaries, fires and other emergencies at district facilities during on duty and off duty hours

● Provide schools grounds site information to administration during storms in the event of possible school cancellations.

● Assist principals and administrators regarding the deployment of custodial personnel/contractors and the scheduling of custodial activities

● Assists school personnel with the resolution of custodial, maintenance and facility issues

● Provide oversight for the Asset Protection Plan and Capital Improvement Program

● Work with the Rhode Island Department of Education’s School Building Authority to structure,

bid, manage and oversee districts capital projects funding by the State of Rhode Island ● Make recommendations regarding ways to improve efficiency and reduce utility costs

● Monitor and report on utility usage and/or reductions/increases in usage

● Work/communicate with students interested in facilities and communicate facilities/utility information to students in support of their curriculum

Additional Duties and Responsibilities:

● Interact with State and Federal agencies and municipalities relating to planning and programs involving operational compliance and other issues

● Conduct periodic evaluation reviews of the effectiveness and efficiency of all operations under the Director's supervision and submit reports regarding these reviews to the Business Manager

● Perform other duties as required or as assigned by supervisor

Licenses, Tools, & Equipment:

Personal computers, printers and word processing, database management and spreadsheet software, HVAC building management systems, hand tools, power tools, step ladders, scissor lifts, golf-carts, etc. Valid driver’s license required. OSHA 10 license required.

Environmental Conditions:

This position is subject to both inside and outside work and extreme cold and hot temperatures can be encountered in this position. The potential exists where noise, vibration, hazards, atmospheric conditions, oils and wearing a respirator might also be encountered. This position requires 24-hour call back in cases of emergency and supervisory presence, when required, on all shifts.

Required Qualifications & Skills:

The Director must possess a high school diploma (or equivalent), associate’s degree preferred. The Director must possess a minimum of five years of relevant experience in facilities, custodial and/or maintenance work. The Director must possess two years of experience in a capacity of supervising

custodial or maintenance personnel/contractors and be eligible for certification as an education facilities manager. The Director must possess training related to custodial services and/or the various trades represented in the field of maintenance and operations, e.g., plumbing, heating, air conditioning, landscape and electrical. Licensure in the field of electrician, plumber, and/or renewable energy systems or certification in HVAC/R or certified as a building operator preferred. The Director must possess a valid Rhode Island driver's license, and he or she must be deemed insurable by the district's liability insurance carrier. The Director must also have:

Knowledge of:

● Effective methods and practices regarding the cleaning, repair and maintenance of school/educational facilities

● Rules, laws and regulations pertaining to the cleaning and maintenance of school/educational facilities

Ability to:

● Interpret plans, schematics, blueprints and other data sources pertaining to the cleaning, repair and maintenance of school facilities and equipment

● Plan, organize, implement and revise activities, services and programs dealing with the cleaning, repair and maintenance of school facilities

● Prepare specifications for bids/quotes for equipment, school projects, capital improvements projects and all outside contractual work

● Prioritize and execute tasks and projects in terms of the needs of the school district

● Work with administrators and staff in a cooperative and collaborative manner

● Maintain effective and professional relationships with subordinates and contractors ● Communicate effectively orally or in written form

Job Summary
We are seeking an energetic and detail-oriented Facilities Maintenance Director to lead our facilities management team. In this vital role, you will oversee all aspects of maintenance operations across our campuses, ensuring safe, efficient, and reliable building systems. Your leadership will drive proactive maintenance strategies, manage complex projects, and foster a culture of continuous improvement to support our educational mission.

Responsibilities

  • Lead and supervise the facilities maintenance team to ensure all systems—including HVAC, electrical, mechanical, low voltage, and high voltage—operate efficiently and safely.
  • Develop and implement preventive maintenance programs using CMMS (Computerized Maintenance Management System) tools to minimize downtime and extend equipment lifespan.
  • Oversee the installation, troubleshooting, and repair of programmable logic controllers (PLCs), schematics, and electrical systems to maintain optimal building performance.
  • Manage projects related to facilities upgrades or repairs, coordinating with vendors and contractors to meet deadlines and quality standards.
  • Conduct regular inspections of mechanical systems using tools like ohmmeters and multimeters; review schematics for troubleshooting complex issues.
  • Ensure compliance with safety regulations and industry standards related to industrial maintenance and electrical work.
  • Maintain detailed records of maintenance activities, equipment inventories, and service logs for accountability and continuous improvement.

Experience

  • Proven management experience leading facilities or maintenance teams within manufacturing or industrial environments.
  • Extensive knowledge of HVAC systems, electrical wiring (including low voltage and high voltage), mechanical components, and schematics interpretation.
  • Hands-on experience with programmable logic controllers (PLCs), CMMS software, and industrial maintenance procedures.
  • Strong supervisory skills with the ability to motivate teams and foster leadership development.
  • Familiarity with project management principles for executing large-scale facility upgrades or repairs.
