The Facilities Maintenance Lead will, in conjunction with the Facilities Manager, ensure the successful delivery of a first-class building service provision to Imagination's three UK sites, while ensuring compliance with relevant industry standards and regulations.
The Facilities Maintenance Lead has responsibility for daily operations, repairs, preventative maintenance, and compliance of all building systems (including HVAC, plumbing, electrical). The role is supported by the Multi Skilled Maintenance Engineer in London and, where necessary, a range of specialist key contractors.
Key Site Facts:
The primary site is the iconic Imagination Building in central London. The building is a multi-tenant site with some 250 regular users, a professional kitchen and a staff gym. The building has been well cared for since its initial development over 35 years ago and has recently benefitted from a major HVAC system upgrade. However many of the original fittings, equipment and services are coming to the end of their life cycle and require more regular maintenance.
The responsibilities of the Facilities Maintenance Lead also extends to our other two UK sites, a 5,000 sq ft barn conversion office just outside Coventry and a 9,000 sq ft warehouse unit in West Thurrock. Visits to these locations will be infrequent, with the majority of works at these sites undertaken by contractors.

Maintenance operations - Lead daily maintenance tasks across all building systems including M&E, furniture, lamp replacements, minor electrical/plumbing/decorative repairs,
- Preventative maintenance - Carrying out regular Planned Preventative Maintenance across all building systems inline with regulations and best practice.
- Compliance - Plan, undertake, manage, and document the checks required to ensure the building complies with all relevant regulations and statutory requirements, including fire safety, EICR, legionella, HSAWA etc.
- Annual service contracts - Review, monitor and negotiate annual service contracts with key service suppliers such as building, electrical, decorating, plumbing, lift maintenance, fire alarm equipment supply etc.
- General contractor management - Source, negotiate, and oversee external contractors as required, ensuring timely and satisfactory service delivery.
- Fire safety - Act as the ‘Competent Person’ under the Regulatory Reform (Fire Safety) Order 2005.
- Health & Safety - Work with the Health & Safety manager to ensure the buildings and all work undertaken complies with all relevant regulations and statutory requirements
- Cost management - Manage, monitor and control maintenance related costs inline with approved budgets
- Environmental compliance - Assist with environmental compliance including waste management, energy efficiency, and carbon emissions reduction plans.
- Emergency support - Respond appropriately to emergencies or urgent issues as they arise and deal with the consequences in line with BCP operations.
- Office moves - Plan and implement and carry out internal office moves
- Portering - Support the general efficient operation of the building with general portering requirements including manual handling, and lifting/carrying goods and equipment where required.
- On call duties - Be accessible out of hours on a rotational basis to support with building issues

- Organisational skills and a methodical approach to dealing with the varied needs of building users
- Extensive experience in a commercial maintenance role
- Recognised Health & Safety qualification IOSH/NEBOSH
- Working knowledge of relevant regulations, in particular LOLER, PUWER and COSHH
- Strong technical skills and knowledge of BMS systems and other relevant technology solutions
- Membership of a professional body (E.g. CIBSE, IWFM, CABE)
