Job Purpose
The Facilities Manager is responsible for ensuring client requirements for facilities management services are met or exceeded in terms of service quality, technical compliance, and budget control. This role oversees end-to-end service delivery, manages client relationships, leads in-house teams, and coordinates third-party contractors across assigned properties.
Key Responsibilities
Client and Service Management

Ensure client satisfaction across facilities services including landscaping, water treatment, pest control, and technical services.

Act as the primary point of contact for clients and client representatives.

Respond promptly and effectively to urgent client requests and operational issues.

Provide clear explanations to clients regarding planned technical works and expected outcomes.

Maintain accurate and timely reporting to clients and the Operations Manager.
Operations and Technical Management

Oversee daily operations and general upkeep of assigned properties in compliance with health, safety, and legal requirements.

Manage in-house technical teams responsible for HVAC, electrical, hydraulic, and mechanical systems.

Supervise and monitor the performance and quality of work delivered by third-party contractors.

Collaborate with the Third-Party Services Department to evaluate contractor performance and implement service improvements.

Schedule and oversee preventive and corrective maintenance programs for all assigned properties.

Identify, prioritize, and resolve technical and service issues based on criticality and client impact.
Financial and Budget Management

Manage and control property budgets to ensure no overspend against approved allocations.

Oversee multiple property budgets ranging from AED 5,000,000 to AED 10,000,000.

Approve procurement requests and ensure availability of spare parts and materials as required.
Leadership and Administration

Lead and manage direct and indirect reports, ensuring effective team performance.

Support development and performance improvement of internal teams and service providers.

Perform additional duties as assigned by the Operations Manager.

Qualifications
Education
-
Bachelor’s Degree in Engineering from a recognized university

Certified Facilities Manager (CFM) or equivalent certification preferred

Valid UAE Driver’s License
Experience
-
Minimum 4 years of experience in facilities management with strong client management, budget control, and service delivery responsibilities OR
-
Minimum 4 years of experience in technical building services or facilities management soft services in a supervisory role
