JOB TITLE: Facility Rental Manager – Cold Store Leasing

Job Purpose
To manage the commercial leasing, negotiation, and occupancy optimization of cold storage facilities in Jeddah and Riyadh. The role ensures profitable utilization of warehouse space through strategic leasing, market development, and long-term tenant relationship management, while maintaining compliance, service quality, and facility standards.
Key Responsibilities
A. Leasing and Business Development
- Develop and implement a leasing strategy to achieve targeted occupancy rates and rental revenue.
- Identify and approach prospective tenants such as FMCG, F&B distributors, importers, and 3PL companies requiring temperature-controlled storage.
- Prepare rental proposals, rate cards, and leasing agreements in coordination with finance and legal.
- Negotiate lease terms including rent, contract duration, renewal clauses, utilities, and maintenance responsibilities.
- Maintain a comprehensive database of leads, clients, and lease expirations for both cities.
- Benchmark rental rates and competitor offerings to ensure market competitiveness.
B. Client Relationship and Retention
- Build and maintain strong relationships with tenants to encourage renewals and referrals.
- Conduct site tours and meetings for potential tenants.
- Oversee onboarding and ensure smooth communication between tenants and internal teams.
- Monitor client satisfaction through regular check-ins and feedback.
C. Financial and Contract Management
- Track rental revenue, occupancy analytics, and performance against targets.
- Ensure timely contract renewals and rent escalations.
- Coordinate with finance for invoicing, payment tracking, and revenue forecasting.
- Support annual budgeting and rental pricing strategy.
D. Facility and Compliance Coordination
- Liaise with operations and maintenance teams to ensure readiness of cold chambers for occupancy.
- Oversee temperature monitoring, safety protocols, and compliance with SFDA, HACCP, and municipal regulations.
- Participate in audits, safety inspections, and compliance reviews.
- Ensure lease agreements align with Saudi tenancy and regulatory laws.
Education and Experience
- Bachelor’s degree in business administration, Real Estate Management, or related field.
- Minimum 5–8 years of experience in commercial property leasing, preferably in 3PL cold storage or logistics facilities.
- Strong understanding of Saudi tenancy regulations, SFDA, and HACCP standards.
- Valid Saudi driving license and willingness to travel between Jeddah and Riyadh.
- Valid KSA Driving License required.

Pay: ﷼12,000.00 - ﷼14,000.00 per month
