Facilities Technician

GENERAL STATEMENT OF JOB DUTIES

This Position is responsible for overseeing and performing preventative maintenance, inspection, and repair to various building systems and maintenance equipment daily. This role emphasizes strong interpersonal and collaboration skills, respectful teamwork, and a commitment to maintaining a safe, functional, and welcoming work environment. This position will perform custodial duties to maintain the appearance at the Bus Operations/Maintenance Facility, Plaza Building, Rus Bus, Regional Transit Center, and GoTriangle bus stops and park and rides. This position reports to the Facilities Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Ensures all mechanical/electrical equipment supporting the facility is maintained and functioning properly, make necessary repairs (wiring for switches, outlets, plugs, cables, power circuits, and appliances replace light bulbs, small pumps and motors etc.) and perform maintenance for HVAC, fire protection, plumbing, and generators;
  • Performs routine inspections and tests on building systems, maintenance equipment, safety equipment, and components specified by the OEM.
  • Creates machine logs that accurately document machine malfunctions and downtime when performing unscheduled maintenance
  • Maintains verification and documentation of proper operation of mechanical equipment (e.g. chillers, boilers, CDA systems, process vacuum systems, and deionization system)
  • Perform plumbing maintenance, repair and replace flush valves, unclogged drains, toilets, and repair leaky spigots and faucets.
  • Respond promptly to facility related requests via email and provide solutions
  • Manage and support the setup and breakdown of furniture and props for various weekly social events throughout the building
  • Liaison for vendors when accessing the office to conduct scheduled services
  • Assist with workspace renovations
  • Repair damaged shelters, benches, and other transit amenity equipment located at GoTriangle park and rides and bus stops
  • Responsible for performing daily custodial building maintenance such as sweeping, removing and disposing of trash/recyclables, cleaning exterior building and windows on an as-needed basis
  • Paint and repair interior walls, ceilings, and floors
  • Hang pictures, install keyboard trays, repair and relocate office furniture
  • Shampoo carpets after hours as needed
  • Responsible for snow removal at the Bus Operations/Maintenance Facility and RTC, and maintain sidewalks and parking areas
  • May operate landscape equipment such as mowers and trimmers and forklift.
  • Respond to building system discrepancies after normal work hours.
  • Other duties as assigned.

MINIMUM QUALIFICATIONS AND REQUIREMENTS

  • Associate's degree or High school diploma/GED equivalent.
  • One to three years of related experience working in an industrial or equipment maintenance facility.
  • Certification in Plumbing, Heating and Air Conditioning preferred.
  • Strong written and interpersonal communication skills, with the ability to interpret and apply information contained in written reports and work order forms to complete assigned tasks.
  • Strong analytical/diagnostic skills.
  • Must be able to report to work during Adverse Weather conditions.
  • Must be able to meet physical requirements to perform essential functions such as climbing ladders and lifting 50 lbs.
  • Proficiency with computers to include familiarity with the MS Office Suite.
  • Continuously upgrade technical knowledge and skills to stay current on changes that occur each year.
  • Remain fully knowledgeable of and maintains OSHA compliance with all Safety rules and regulations.
  • Ensure proper safety tools and equipment are used at all times and reports Safety hazards and/or violations.
  • Must maintain a valid North Carolina State Driver's License to operate company vehicles and perform required site visits, inspections, and property-related duties.


An equivalent combination of related education and experience may be substituted for the above stated minimums excluding High School Diploma, GED, Licenses, or Certifications.


Working Conditions:


Works in an environment where there is minimum exposure to dust, noise, or extreme temperatures. May be moderately exposed to unpleasant working conditions to include dust, noise, temperature, weather, petroleum products, and chemicals while visiting GoTriangle operating facilities, during which the incumbent should observe all policies and procedures, safety precautions and regulations, and use all protective clothing and devices provided.


Physical Requirements:


Sedentary Work: Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Walking and standing are required only occasionally.
