Facility Supervisor will be responsible for ensuring that physical facilities operations run efficiently, safely, and in compliance with all applicable regulations. This includes supervising maintenance staff and contractors, overseeing soft & hard services, preventative maintenance, and ensuring a welcoming, safe environment for tenants, employees, or visitors. The role requires both technical knowledge and strong leadership skills.
Key Responsibilities
- Oversee day-to-day operations of facilities, including buildings, equipment, systems (HVAC, electrical, plumbing, pumps, motors, etc.), cleaning, security, grounds, and emergency services.
- Implement and monitor preventive and corrective maintenance programs; schedule regular inspections and ensure timely repairs.
- Manage and supervise facility staff and contractors; ensure work orders are completed on time, to standards, and within budget.
- Coordinate with vendors, service contractors and internal departments to maintain facility performance and service levels.
- Maintain compliance with safety, health, environmental, licensing, and regulatory requirements. Conduct inspections, audits, and ensure that all permits & certifications are valid.
- Budgeting & cost control: monitor facility operating costs, prepare variance reports, optimize expenses where possible.
- Manage inventory and procurement of consumables, spare parts, and maintenance supplies. Ensure that stock levels are sufficient and that materials are of good quality & cost effective.
- Respond to facility emergencies, breakdowns, or unexpected failures; coordinate repair & restoration work promptly to minimize downtime.
- Provide leadership, mentoring, training, and performance feedback for facility staff. Ensure adherence to standards of service, safety, professionalism.
- Reporting: track performance metrics (KPIs), maintenance logs, inspection results, downtime, cost, service level agreement (SLA) performance, and present regular reports to management.
Required Qualifications / Skills
- Diploma / Bachelor’s degree in Mechanical, Electrical, Facilities Management, Engineering, or a related technical field.
- Several years of experience (commonly 3-7 years) in facility/maintenance operations and/or supervision.
- Strong technical knowledge of building systems (HVAC, plumbing, electrical, pumps, motors, etc.) and ability to diagnose/troubleshoot issues.
- Experience managing vendors, contractors, and third-party service providers.
- Good understanding of health, safety, environmental regulations, local building codes, emergency response.
- Strong organizational, planning, multitasking skills; ability to manage priorities and handle emergencies.
