Summary:
The Feasibility & Constructability Principal at Aligned Data Centers plays a critical role in transforming conceptual opportunities into executable, build-ready projects that reflect Aligned’s speed-to-market, repeatability, and quality standards. This leader drives front-end diligence—evaluating sites, utilities, permitting, logistics, and design readiness—to ensure every project is feasible, constructible, and optimized for standardization and scalability. You’ll establish the foundation for success by aligning feasibility studies, constructability strategies, and design parameters with Aligned’s Platform Delivery model and productized approach, ensuring predictable execution across diverse regions.
A successful Senior Principal is technically strong, strategically minded, and collaborative—someone who thrives in a fast-paced environment, builds alignment across stakeholders, and influences decisions early to reduce risk and increase efficiency throughout the project lifecycle.
KEY RESPONSIBILITIES
Feasibility & Site Readiness
- Collaborate with partner teams during Aligned’s front-end due diligence process across multiple candidate sites, evaluating utilities (power, water, fiber), geotechnical conditions, zoning, permitting pathways, and community engagement factors.
- Develop structured site evaluation scorecards that quantify readiness, risk, and cost, enabling data-driven go/no-go and site prioritization decisions.
- Collaborate with Land Enablement & Engineering teams directing geotechnical, hydrological, and environmental studies (Phase I/II ESA, ALTA, cultural/historic, flood, and traffic analysis) to inform constructability and schedule risk.
- Partner with internal stakeholders and external consultants to define permitting strategy and sequencing, ensuring early awareness of jurisdictional constraints and inspection pacing.
Constructability & Design Integration
- Translate Aligned’s productized design intent into practical field execution—defining constructability parameters, sequencing strategies, and safe access/egress during build.
- Partner with Engineering to host constructability reviews to eliminate clashes, validate module clearances, and resolve interface and tolerance risks before IFC.
- Partner with Director of Delivery Planning & ADC Procurement to Define the Off Site Manufacturing/Design For Manufacture & Assembly (OSM/DFMA) strategy for new regions or products, identifying components suitable for factory fabrication (e.g., electrical powertrain, cooling skids, racks, controls) and establishing test/acceptance standards.
- Collaborate with Platform Delivery, Procurement, Land Enablement and Engineering to ensure design and constructability decisions support scalability, schedule compression, and cost predictability.
- Partner with Director of Delivery Planning and Commissioning & Quality team to Integrate commissioning early (L1–L5/IST), pushing verification upstream to integrators and vendors whenever practical.
- Works in concert with the Director of Delivery Planning & ADC Logistics driving early decisions on modularization/prefab vs more conventional options based on site conditions, customer needs & business requirements.
- Validate design standards vs site realities (geotech, climate, codes/AHJs, utility lead times, environmental).
- Conduct Due Diligence & constructability assessments & reviews
- Conduct technical review of construction plans with understanding of architectural design within data center environment.
- Advise stakeholders on optimal design criteria balancing customer needs while maximizing ROI & speed to delivery.
Schedule, Cost, & Risk Management
- Develop ROM estimates, schedule models, and risk registers to establish early cost and timeline predictability for leadership decision-making.
- Quantify major cost and risk drivers (utility timing, site conditions, logistics, entitlements) and provide scenario analyses with mitigation strategies.
- Validate construction sequencing logic, float, and parallel path opportunities with project delivery teams.
- Ensure lessons learned from past projects inform all new feasibility assessments and design reviews.
Logistics, Packaging & Deployment Readiness
- Partner with Procurement and the Director of Delivery Planning to define and execute heavy-haul and multimodal logistics plans (road/rail/barge), including OS/OW permitting and route validation.
- Partner with ADC Procurement & Delivery Planning to establish packaging and preservation standards (shock, tilt, humidity,
temperature) for modular and skidded solutions to ensure warranty protection and product integrity.
- Evaluate site accessibility, laydown strategy, and temporary works requirements to de-risk early mobilization and optimize flow of materials and assemblies to site.
Stakeholder Alignment & Industry Engagement
- Partner with AHJs, utilities, EPC partners, and trade contractors to streamline entitlement, inspection, and interconnection processes.
- Build and maintain relationships with industry-leading general contractors, integrators, and design partners that align with Aligned’s culture of collaboration, accountability and transparency.
- Serve as a trusted advisor to internal leadership, providing clear communication of feasibility outcomes, risks, and recommendations.
Governance, Standards & Continuous Improvement
- Develop and maintain Aligned’s Feasibility and Constructability Playbook, standardizing the front-end process.
- Establish early-warning metrics and dashboards (lead-time drift, capacity risk, utility pacing) to ensure proactive escalation.
- Capture lessons learned and feed them back into Aligned’s Platform Design and Delivery standards to continuously improve speed, cost, and quality.
- Partner with pre-construction and project teams to strengthen Aligned’s overall constructability and planning discipline.
QUALIFICATIONS
Required
- 10+ years of experience in mission-critical or industrial construction, including 5+ years leading feasibility, constructability, or pre-construction efforts for large-scale data center or infrastructure programs.
- Deep understanding of MEP and civil/structural systems (MV/LV powertrain, switchgear/transformers, UPS/energy storage,
cooling/CRAH/CRAC/liquid cooling, BMS/EPMS) and how they integrate across disciplines.
- Proven success developing constructability frameworks, DFMA/OSM strategies, and front-end risk mitigation approaches that enhance delivery predictability.
- Demonstrated capability in developing ROM estimates, cost models, and high-level schedules, and communicating complex trade-offs clearly to leadership.
- Skilled in project controls tools (Primavera P6 or MS Project) and design/construction platforms (Procore, BIM 360, Bluebeam, Navisworks, Revit).
- Strong leadership and communication skills, with the ability to influence decisions across cross-functional and executive teams.
Preferred
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related discipline (or equivalent experience).
- Master’s degree (Engineering, Construction Management, or MBA) or certifications such as PMP, PE, CxA, LEED, or Six Sigma.
- Direct experience with heavy-haul and multimodal logistics planning, Over Size/Over Weight (OS/OW) permitting, or Incoterms-compliant international shipments.
- Prior experience scaling feasibility/constructability programs across multiple regions or product lines.
