The Finance Manager will be the lead financial strategist, responsible for all aspects of financial operations for a vertically integrated lighting business covering retail, projects, manufacturing, and real estate development. This critical role requires extensive hands-on experience in complex Trade Finance (e.g., Back-to-Back LCs), securing and managing specialized Real Estate Development Loans, and overseeing the financial operations and industrial loans related to the lighting manufacturing facility.
Key Responsibilities
1. Trade Finance & Working Capital Management
- Complex LC Management:
- Oversee the entire lifecycle of Letters of Credit (LCs), with specific expertise in structuring and executing Back-to-Back LCs and Transferable LCs to facilitate complex international trading and supply chain needs.
- Ensure all LC transactions comply strictly with UCP 600 and ISBP standards to eliminate discrepancies.
- Manage risk associated with foreign exchange and commodity price fluctuations for imported goods and raw materials.
- Bank Facilities:
- Manage and optimize all short-term bank facilities, including Trust Receipts (TRs), Bills Discounting, and overdrafts, optimizing working capital for the retail inventory cycle and project-based purchasing.
- Negotiate terms for and administer all revolving credit lines and term loans related to the business's operational needs.
2. Real Estate Development & Asset Financing
- Development Loan Management:
- Lead the preparation of financial proposals and documentation required to secure Real Estate Development Loans for new properties (e.g., retail showrooms, warehouse expansion, or residential/commercial investment projects).
- Oversee drawdowns, interest calculations, and compliance with loan covenants throughout the development phase.
- Feasibility & Valuation:
- Conduct comprehensive financial modeling, ROI analysis, and risk assessment for all potential real estate investments and development ventures.
- Manage the financial reporting and statutory valuation of the company's real estate portfolio.
3. Manufacturing & Industrial Finance
- Industrial CapEx Loans:
- Secure and manage long-term financing and structured loans for the acquisition of major manufacturing equipment, machinery, and factory construction/expansion.
- Develop and manage Capital Expenditure (CapEx) budgets focused on enhancing lighting production efficiency.
- Cost Accounting:
- Supervise cost accounting activities within the manufacturing unit, focusing on product costing, standard vs. actual cost variances, and monitoring direct labor and overhead recovery rates.
4. Core Financial Management & Compliance
- Oversee cash flow forecasting, budgeting, and financial reporting (P&L, Balance Sheet, Cash Flow Statement) for all business segments (Retail, Projects, Manufacturing, Real Estate).
- Ensure rigorous compliance with all local financial regulations, tax laws, and corporate governance standards.
Qualifications
Education & Experience
- Bachelor’s degree in Finance, Accounting, Business, or a related field.
- A professional qualification (CPA, ACCA, CMA, CFA) is highly desirable.
- Minimum of 8 years of progressive experience in finance, which must include:
- Proven, hands-on expertise in complex Trade Finance (Back-to-Back LCs).
- Experience in securing and managing Real Estate Development and Industrial/CapEx Loans.
- A background in managing the finances of either a manufacturing operation or a project-based business.
Skills & Competencies
- Expert Trade Finance Knowledge: Deep understanding of UCP 600, ISBP, and the practical execution of complex LC structures.
- Industrial & Property Finance Acumen: Proven ability to model, structure, and manage both long-term factory loans and short/medium-term property development financing.
- Cost Management: Strong grasp of manufacturing cost principles and inventory accounting.
- Communication & Negotiation: Exceptional ability to negotiate financial terms with multiple banking partners and communicate complex financial concepts to non-financial stakeholders.
