The Project Finance Manager will manage the end-to-end financial operations of real estate development projects, ensuring strong financial control, compliance with UAE regulations, effective team leadership, and accurate financial reporting throughout the project lifecycle.
Key Responsibilities
Budgeting & Financial Control
- Collect budget inputs from all departments and consolidate project-wise budgets
- Monitor and enforce budget controls throughout the entire project lifecycle
- Prepare budget variance analysis reports and provide financial insights to management
- Support the CFO in preparing financial forecasts and expenditure plans
Procurement & Cost Management
- Coordinate and negotiate with suppliers and vendors for optimal pricing and favorable payment terms
- Verify supplier invoices and ensure accurate cost allocation
- Maintain project-specific cost tracking and detailed cost analysis
Escrow Management
- Create and manage escrow accounts in compliance with UAE real estate regulations
- Maintain accurate escrow reports and ensure timely submission to authorities and stakeholders
- Ensure strict alignment with RERA guidelines and escrow audit requirements
Commission & Internal Financials
- Prepare and oversee sales commission calculations for internal sales teams and external brokers
- Ensure accuracy, approvals, and timely commission disbursement
- Maintain confidentiality and accuracy of internal compensation and commission records
Taxation & Compliance
- Handle VAT submissions, returns, and compliance in accordance with UAE Federal Tax Authority (FTA) regulations
- Ensure timely filing of all tax-related documentation
- Resolve discrepancies and respond to FTA queries and audits
Departmental Leadership & Supervision
- Oversee day-to-day accounting operations including AP, AR, collections, and vendor payments
- Resolve routine operational finance issues promptly
- Lead, train, and mentor finance team members to enhance departmental performance
- Support development and improvement of internal processes and documentation standards
Reporting & External Audit
- Prepare managerial reports including cash flow statements, P&L, and balance sheets
- Liaise with external auditors and ensure timely submission of required documentation
- Follow up on audit observations to ensure a clean audit report
Cross-Functional Coordination
- Coordinate with Sales Operations and Business Development for commission calculations and disbursements
- Work closely with internal finance teams for financial alignment
- Coordinate with Construction, Project, Marketing, and Sales teams to ensure financial accuracy
Requirements
- Bachelor’s degree in Finance, Accounting, Economics, or related field
- Professional certification such as CA, CPA, ACCA, CMA, or CFA is highly preferred
- Minimum 8–12 years of experience, with mandatory experience in real estate development (UAE-based developers preferred)
- Strong experience managing project finance across the full development lifecycle
- Proven experience handling escrow accounts, commission structures, and VAT compliance in the UAE
- Hands-on experience managing AP, AR, collections, and vendor payments
- Prior experience leading and managing finance teams
- Strong understanding of UAE real estate regulations, RERA requirements, and FTA guidelines
- Proficiency in ERP systems and real estate-related financial tools
