Finance Manager – Treasury & Project Finance

KBH Real Estate is seeking a strategic and commercially driven Finance Manager – Treasury & Project Finance to lead financial operations across our real estate development portfolio.

This is a high-impact leadership role for a professional with proven experience in UAE real estate development, project finance, and treasury management, capable of driving cash flow optimization, funding strategies, and banking relationships for large-scale developments (towers / multi-phase projects).

Key Responsibilities

Treasury & Cash Flow Management

  • Lead treasury operations and liquidity management across multiple real estate development projects
  • Develop and manage short- and long-term cash flow forecasts aligned with project timelines
  • Optimize capital allocation, funding strategies, and working capital efficiency

Project Finance & Financial Control

  • Oversee project finance, cost control, and profitability analysis for development projects
  • Deliver accurate MIS reports, budget vs. actual analysis, and financial performance insights to senior management
  • Support financial planning, feasibility analysis, and investment decisions

Banking & Funding

  • Build and manage relationships with banks, lenders, and financial institutions
  • Negotiate and manage credit facilities, project financing, escrow and TAS accounts
  • Secure competitive financing terms and ensure compliance with funding requirements

Compliance & Governance

  • Ensure compliance with UAE regulations (VAT, Corporate Tax, escrow requirements, IFRS)
  • Implement and enforce financial controls, treasury policies, and audit readiness
  • Support internal and external audits and regulatory reporting

Systems, Leadership & Process Improvement

  • Drive improvements in ERP systems (Oracle, SAP, etc.) and treasury processes
  • Collaborate cross-functionally with Projects, Sales, Legal, and Operations teams
  • Lead and mentor the finance team, building a high-performance culture

Requirements

  • Bachelor’s degree in Finance, Accounting, or related field
  • MBA / CA / CPA / ACCA is highly preferred
  • 7–12 years of experience in finance within UAE real estate development / construction
  • Strong expertise in treasury, project finance, cash flow modeling, and cost control
  • In-depth knowledge of UAE real estate regulations (Escrow, TAS, VAT, Corporate Tax)
  • Advanced proficiency in ERP systems (Oracle, SAP) and Excel financial modeling
  • Proven track record in banking relationships, funding negotiations, and financial strategy
  • Strong leadership, analytical, and stakeholder management skills
