Job Description
Aspire 92 is seeking a Financial Analyst for the Cost Segregation Department, ideally with a strong background in finance, accounting, or engineering. The successful candidate will support cost segregation studies, perform detailed fixed asset analyses, and collaborate closely with tax and engineering professionals to ensure accurate and efficient project delivery. This position requires analytical precision, excellent communication skills, and the ability to translate technical property data into meaningful financial insights for clients.
Key Responsibilities & Duties

Perform detailed analysis of construction cost data, blueprints, and fixed asset records for cost segregation studies.

Assist in classifying building components for tax depreciation purposes under U.S. IRS guidelines.

Collaborate with engineering and tax teams to prepare cost segregation reports and supporting documentation.

Conduct quantitative and qualitative financial analyses related to real estate and fixed assets.

Prepare client-ready reports, presentations, and supporting schedules.

Maintain accurate data and ensure compliance with applicable financial and tax standards.

Manage multiple client projects simultaneously, ensuring timely and high-quality deliverables.

Communicate effectively with internal stakeholders and clients to understand project needs and expectations.

Support the Key Account Manager in coordinating client portfolios and business development initiatives.

Perform ad-hoc analyses and research on tax depreciation, construction costing, and asset valuation.
Requirements & Qualifications

Bachelor’s degree in Accounting, Finance, or Engineering (Civil, Industrial, or Mechanical preferred).

ACCA/CA/CFA part-qualified or equivalent certification is preferred.

Strong analytical and quantitative skills, with attention to detail.

Excellent written and verbal communication skills in English (Urdu proficiency a plus).

Experience with U.S. tax systems or cost segregation processes preferred.

Proficiency in Excel, PowerPoint, and QuickBooks.

Experience with AutoCAD, construction costing, or blueprint interpretation is a plus.

Ability to draft technical and professional reports, memos, and correspondence.

Prior experience working with U.S.-based clients will be a strong advantage.
