Job Summary:
The job holder is responsible for leading advanced financial modeling, feasibility studies, and investment analysis for large-scale real estate developments. The role supports strategic planning, evaluates development options, and guides investment decisions through rigorous analysis. It collaborates with internal teams and stakeholders to ensure accurate assumptions, compliance, and informed executive decision-making.
Responsibilities:
Domain Financial Modeling

Build and maintain dynamic financial models across mixed-use, residential, commercial, hospitality, industrial, construction, and concession domains.

Integrate market research, cost estimates, phasing plans, revenue forecasts, and development scenarios into model logic.

Assess development and land acquisition strategies using residual land value and highest-and-best-use analysis.
Feasibility & Investment Analysis

Conduct IRR, NPV, payback, sensitivity, scenario, and stress-testing analyses to evaluate project viability.

Prepare feasibility outputs supporting investment decisions, capital allocation, and strategic options.

Identify value drivers, risks, and optimization opportunities to enhance financial performance.
Model Quality Assurance & Controls

Implement QA frameworks, validation checks, and standardized modeling controls across all financial models.

Maintain model audit trails, benchmarking logic, and compliance with internal modeling protocols.

Resolve structural issues, validate assumptions, and enhance model reliability.
Assumptions & Data Governance

Maintain a centralized assumptions library covering costs, revenues, benchmarks, market inputs, and macro assumptions.

Coordinate with development, design, consultants, and valuers to validate assumptions and data sources.

Continuously refine input based on updated research, market trends, and project changes.
EAC/EVA Linkages & Performance Integration

Integrate EAC/EVA frameworks into models to align cost, schedule, and performance tracking.

Ensure model linkages support accurate forecasting, reporting, and variance analysis.

Collaborate with finance and project controls to synchronize reporting methodologies.
Stakeholder Engagement & Communication

Collaborate with consultants, valuers, auditors, and JV partners to validate inputs and methodologies.

Present models, insights, and recommendations to senior leadership, committees, and investors.

Coordinate with cross-functional teams to ensure model alignment with project, finance, and design requirements.
Compliance, Audit & Reporting

Ensure financial models and outputs comply with internal policies, IFRS standards, and investor requirements.

Support audits, due diligence processes, and external reviews through accurate documentation.

Maintain transparent reporting structures and version-controlled model repositories.
Educational Qualifications:

Bachelor’s degree in Finance, Economics or relevant.

Master’s Degree is preferred
Professional Certifications Preferred:

CFA Certification
Experience:

+10 years of experience in the Financial Services industry.
