Fit-Out Architect Engineer

REQUIREMENTS GATHERING

1. Liaise with internal business units of DIB and compile business requirements.

2. Analyse the requirements and validate suitability of the site.

3. Meet with DIB representative to identify business requirements.

DESIGN PREPARATION

1. Carry out detailed site survey and develop a report including Architectural and MEP infrastructure.

2. Develop layouts inline with DIB space planning standards while ensuring business requirements.

3. Develop drawings which is more versatile and flexible for future growth.

TENDER DOCUMENTS PREPARATION

1. Develop the drawings required for tendering as listed below but not limited to:

1.1 Demolition layout,

1.2 Partition setting out layout,

1.3 Furniture layout,

2. Develop project specifications for the materials specified in the project including material properties, performance, guarantees/warranties, country of origin, local dealer, etc.

3. Develop detailed Bill of Quantities with all the essential items required for the contractors to submit their proposal.

CONSTRUCTION ADMINISTRATION

1. Liaise with contractor to kick start the project.

2. Liaise with landlord to obtain necessary approvals and permits.

3. Liaise with Government authorities and DIB Govt. relation unit along with contractor to obtain necessary approval and permits.

4. Conduct periodical progress review meeting with all the stakeholders on site and off site.

5. Develop minutes of meetings and follow-up on action items pending with relevant stake holders.

6. Review and ensure project specifications adhered by the contractor.

7. Review and approve the drawing submittals, material submittals, sample board submittals and so on.

8. Ensure the project cost and time is adhered as per the management approval.

9. Ensure that the variation orders are under control and avoid cost overrun and budget top-up.

10. Review the contract cost, Variation Orders and Timeline and validate, approve/reject to arrive at the final contract value.
