Role Overview
We are seeking an experienced Fit-out Project Manager to oversee the entire onboarding process for new units in our holiday homes portfolio. This role is hands-on and requires end-to-end management, from initial site assessment to final guest-ready handover. You will manage administrative tasks, obtain permits, select contractors, oversee MEP and civil works, manage all interior fit-out stages, procure FF&E, and ensure timely project delivery to our high brand standards.
Key Responsibilities
- Manage the full onboarding process of new units: permits, administrative tasks, site work, furnishings, and final handover.
- Lead the planning and execution of MEP works (Mechanical, Electrical, Plumbing) for the apartment, ensuring seamless integration with the interior fit-out plan.
- Develop detailed project plans, including timelines, budgets, and resource allocation for all fit-out activities.
- Source and negotiate with contractors, joinery workshops, and FF&E suppliers, ensuring the best quality and cost efficiency.
- Create basic layout or technical drawings for wall fit-outs and review and approve contractor shop drawings.
- Coordinate with interior designers to translate design concepts into executable plans that align with brand standards.
- Oversee all on-site work to ensure deadlines, quality standards, and budgets are met, managing the sequence of different trades (civil, MEP, finishing, joinery).
- Source and procure all required FF&E (Furniture, Fixtures, and Equipment) and OS&E (Operating Supplies and Equipment).
- Supplier Coordination: Liaise with suppliers, vendors, and subcontractors to procure materials and services, managing RFQs and BOQs as per project requirements.
- Quality Assurance & Handover: Conduct detailed site inspections, create and manage snag lists (punch lists), and ensure a defect-free handover of the property.
- Maintain organized records and documentation of past project details for future reference.
- Provide daily safety instructions to workers and ensure a safe working environment at all times.
- Ensure the site is clean and safe for workers and visitors at all times.
- Ensure all projects are completed on time and ready for guest check-in.
- Manage multiple projects across various locations as needed.
Requirements
- Valid UAE Driving License.
- Proven experience as a Fit-out Project Manager or in a similar role, specifically within hospitality, property fit-outs, residential interiors, or holiday homes.
- Technical Knowledge: In-depth knowledge of interior fit-out processes, materials, finishes, joinery, and MEP coordination.
- Strong English communication skills (written and verbal); Arabic is a plus.
- Exceptional leadership, communication, and negotiation skills.
- Excellent time management & communication skills.
- Ability to create basic layouts and expertly interpret detailed technical drawings, specifications, and shop drawings.
- Proficient in Microsoft Office; experience with project management tools (e.g., Monday.com) and AutoCAD (for viewing) is a significant advantage.
- Bachelor’s degree in Interior Design, Architecture, Civil Engineering, or Project Management is a plus.
- Strong budgeting, time-management, and organizational skills, including experience with BOQ analysis and value engineering.
- Flexibility to work weekends and public holidays when required.
- Strong commitment to maintaining safety standards and quality control.
